Acquisitions & Dispositions

ACQUISITION: Base Industrial acquired a 26,436-sq.-ft. single-tenant Industrial Outdoor Storage (IOS) facility at 8034 NE Loop 410 in San Antonio’s Northeast submarket. Harbor Capital sold the fully leased property, which is occupied by Mears Installation. Partners Real Estate brokered the transaction, with Stan Nowak, SIOR, and Evan Welsh leading the deal.

ACQUISITION: Panther Capital Group announced the successful closing of 5003 Chive Rd in San Antonio, TX. the property featured approximately 11,200 SF on just over 7 AC. Congratulations to Alterra Property Group, Guillermo De Nicolas, and Zac Pakizer.

ACQUISITION: Marcus & Millichap arranged the $17.4M sale of a 96,712-sq.-ft. industrial building on 9.5 acres in Wheeling, IL. The property features proximity near I-294 and O’Hare, with anchor tenants including JV Global Services, Ready Set Gourmet, GFS Transport, and Aargus Plastics. Prairie Hill Holdings acquired the asset, with $11.4M in financing arranged by IPA Capital Markets.

ACQUISITION: Winnipeg-based Shindico Realty Inc. has acquired a portfolio of nine industrial outdoor storage assets occupied by TransX, a division of Canadian National Railway Co. The acquisition includes 211 acres of yard space and 372,700 square feet of industrial space, with site coverage across the portfolio averaging 5%. The purchase builds on a long-standing partnership with the Tolaini-Banville family, which established TransX in 1963 and eventually sold the business to CN Rail in 2019 but retained the real estate.

Recently Leased Properties

LEASED: Criterion Group announced that FedEx leased 11643 103rd Street in Jacksonville, FL. The site featured an existing 2,800 SF building on a 7 AC property with over 4 AC of usable space. Richard Ryan and the Fischer team facilitated this lease!

LEASED: Warehouse Hotline leased a fully fenced, 1.5-acre industrial yard at 690 Ventura St. in Aurora, CO, zoned for outdoor storage with a Conditional Use Permit. The site is located 15 minutes from Denver International Airport and was leased ahead of schedule through targeted outreach.

LEASED: SqFt Commercial leased 603 Shepherd Rd. in Lockland, OH, a 113,240-sq.-ft. industrial property on 1.6 acres with fenced outdoor storage. The facility includes six 12'x14' grade-level doors, 2,155 sq. ft. of office space, and unmatched highway access near the upgraded I-75/Shepherd Ave interchange. This clear-span warehouse is now fully leased and ready for operations.
