Acquisitions & Dispositions

ACQUISITION: Catalyst Investment Partners acquired 8200 Cryden Way in District Heights, MD. The 10,341 SF service facility sits on 1.3 acres with 2 drive-in and 2 dock doors, fully paved and secured. Congrats to Jason Sullivan, SIOR for brokering the deal and to the Catalyst team led by Connor Brophy for executing the acquisition.

ACQUISITION: Alterra IOS acquired 216 W Diversey Avenue in Elmhurst, IL, within the Chicago MSA. The property spans 2.81 acres with 35,264 SF of warehouse and office space, featuring immediate access to I-290 and I-294. It is fully leased to a national tenant, with the transaction led by Parker Pearson and Chris White, alongside Alessandra Bianchi of ONE Commercial Real Estate.

ACQUISITION: Port Commercial Real Estate acquired 2520 Eatonton St. in Charlotte, NC. The 4.01-acre site includes a 35,100 SF industrial warehouse with outside storage space and is now available for lease. The property is currently undergoing make-ready work, with leasing led by the Avison Young team.

ACQUISITION: CBRE closed the sale of 11670 Interstate 10 E in Converse, TX, a 4.93-acre trucking terminal and IOS site. The transaction was a court-appointed bankruptcy sale. The deal highlights CBRE’s ability to navigate challenging processes and deliver favorable outcomes for clients.

ACQUISITION: Partners represented the seller in the closing of a 15,867 SF FleetPride truck service facility at 35080 Lyndon B. Johnson Fwy in Dallas, TX. The property sits on a prime highway-frontage site and was successfully transacted with Zenith as the buyer. The Partners team, led by Hunter Stockard and Wyatt Huff, helped bring the deal to close.

ACQUISITION: Realterm acquired a 94,809 SF single-tenant warehouse facility at 5700 S. Portland Avenue in Oklahoma City, OK. The property sits adjacent to Will Rogers World Airport, offering strategic proximity for logistics operators.

LEASES SIGNED
Recently Leased Properties

LEASED: Prologis secured a 4.5-acre IOS lease at 46-81 Metropolitan Ave in Maspeth, Queens. The 16,151 SF facility sits on a 195,698 SF site. Cushman & Wakefield represented the deal, highlighting the continued strength of IOS demand in New York City.

LEASED: COARE Industrial leased its newly-renovated IOS asset at 2549 Clark Street in Apopka, FL, within the Orlando MSA. The 1.2-acre property includes a 5,300 SF maintenance facility and was secured by an Ohio-based logistics company specializing in freight transportation. The deal was represented by Christopher CJ Griffith, SIOR and Ryan Griffith on behalf of COARE.
