ACQUISITION: A 12.2-acre industrial outdoor storage property improved with a 9,100 SF building has traded in Long Island’s North Fork submarket. The site is occupied by SiteOne Landscape Supply (NYSE: SITE), highlighting continued investor appetite for credit-backed IOS. Landscaping and contractor-driven demand remains durable in the region, supported by low residence-to-yard coverage and limited zoned supply. Congrats to Andrew Whinery on closing this one!

FINANCING: Stockbridge closed on $197 million in financing for a 34-property industrial outdoor storage portfolio spanning 13 states. The portfolio is 95% occupied with low 6.8% lot coverage. The execution was completed through a highly competitive process and split into two portfolios, underscoring continued lender appetite for diversified, stabilized IOS platforms. Congrats to the Cooper-Horowitz and Stockbridge teams.

ACQUISITION: 1425 S Main Street | Keller, TX. A ±1.75-acre industrial outdoor storage site traded in DFW. The property features a functional yard configuration with supporting industrial improvements in a strong infill submarket. Tyler Markwood and Karson Conrad closed this deal.

ACQUISITION: 705 Beacon Lake Drive | Raleigh, NC. Jadian IOS acquired a 3.4-acre industrial service facility totaling 22,200 SF, including approximately 1,500 SF of office space and six dock-high doors. The site offers direct access to I-440 and US-64 and features secured yard space with concrete dolly pads, supporting contractor and fleet-oriented users.
FINANCING: 651 North Michigan Avenue | Kenilworth, NJ. Ridgecut Road secured acquisition financing for a 2.02-acre industrial outdoor storage property improved with a newly built 28,000 SF facility completed in 2023. The asset’s modern specifications, service-oriented layout, and proximity to Route 22, I-78, the New Jersey Turnpike, and Port Newark-Elizabeth highlight continued lender appetite for well-located IOS in Northern New Jersey.

LEASED: Carson Companies has leased a 3.5-acre industrial outdoor storage yard at 10101 Bay Area Boulevard in Pasadena, TX. The IOS site benefits from strong port proximity and continued demand for well-located, properly zoned outdoor storage in the Houston ship channel submarket.

LEASED: 16015–16021 US Highway 19 | Hudson, FL — An 11,000 SF industrial outdoor storage site on 2.98 acres has been leased to a national contractor. The transaction underscores continued demand for functional, properly zoned yard space in Pasco County and the broader Tampa MSA.

LEASED: 4511 N 56th Street | Tampa, FL. A 7,500 SF industrial building with 3.62 acres of outdoor storage has been leased to a large waste disposal and recycling operator. Congrats to the Lober team on getting this done!
