ACQUISITION: 424 Farwell Avenue in South Saint Paul, MN — a 19,000 SF industrial building on a 5.56-acre IOS site. The property offers a highly functional layout for industrial outdoor storage users in the Twin Cities market. Congrats to Myles Harnden and his team, and to Dan Friedner at Newmark for representing the buyer.

ACQUISITION: Zenith IOS acquired a three-asset IOS portfolio in Houston, TX through a ten-year sale-leaseback with C&D Scrap Metal, providing the tenant long-term stability while adding mission-critical infill sites to Zenith’s growing platform. The three properties span roughly 20 acres with 137,000 SF of improvements and serve as the core processing and distribution hubs for C&D Scrap Metal’s hub-and-spoke operating model.

ACQUISITION: 516 Valley Ave NE in Puyallup, WA, a 2.97-acre industrial site with over 12,500 SF of improvements and strong yard functionality was acquired. Buyer representation was led by Matt Murray, SIOR of Kidder Mathews.

ACQUISITION: Open Industrial acquired an 8.6-acre IOS property at 295 Front Royal Pike in Winchester, VA, featuring over 60,000 SF of space, secure paved yard, and B-3 zoning. The site offers strong access to I-81 and Route 50, with visibility and connectivity to Northern Virginia and the greater Washington, DC metro. Congrats to the Open Industrial team and to Cushman & Wakefield’s David Scully for a smooth transaction.

ACQUISITION: Nick Miner, CCIM, and JT Taylor of ORION Investment Real Estate closed the sale of a ±25,419 SF owner/user site at 733 W. 22nd Street in Tempe, AZ for $5.1M, just over $200/SF. The property sits in Tempe’s Broadway Industrial Park with strong access to I-10, US-60, and Loop 202 and offers a large lot suitable for yard circulation, outdoor storage, and expansion. Miner and Taylor represented the buyer, AETAZHQ25, LLC, while the seller, Tempe Logistics, LLC, was represented by John Stroud of Matthews Real Estate.

ACQUISITION: 10016 Fostoria Road in Cleveland, TX, a 2.98-acre industrial site with a 7,185 SF office and maintenance shop, closed in Q4 2025. The property will serve as the new home for 3HP Services’ fleet service operation and bucket trucks. Congrats to FIRST HOUSTON Properties on getting this deal done.

ACQUISITION: Sheehan | Schumacher kicked off 2026 with a strong week of closings across multiple industrial properties in the Phoenix metro. The team completed four transactions in Mesa, Phoenix, and Tempe, showcasing continued momentum to start the year. ACQUISITION: K2 Real Estate Capital LLC, in partnership with Bear Development Holdings LLC, acquired 5421 Division Drive in Fort Myers, FL, a 10,000 SF industrial property on 1.86 acres in the Billy Creek Commerce Center. The site offers a low-coverage layout suitable for yard-intensive and service-oriented users. Congrats to K2 Real Estate Capital and Bear Development on the acquisition.

ACQUISITION: Rockbrook Equity acquired 3910 E. McKinney Street in Denton, TX, an 18,500 SF industrial building on 3 acres with strong access and functional outdoor storage. The off-market transaction was completed by Cole Horowitz and Jonathan Birnbrey, with Chris Wong of Bradford Commercial Real Estate Services representing the seller. The property is currently available for lease.
