ACQUISITION: Thematic Capital Group has closed on the acquisition of an institutional-grade Industrial Outdoor Storage (IOS) property at 2032 S 51st Street in Tampa, FL, leased to United Rentals. The 2.96-acre infill site includes 16,320 SF of improvements and offers strong connectivity to I-75, I-4, and the Port of Tampa, supporting last-mile and contractor demand. The acquisition aligns with TCG’s strategy of targeting high-demand Sun Belt infill IOS assets with durable tenancy.

ACQUISITION: Dalfen Industrial has acquired a 4.70-acre Industrial Outdoor Storage (IOS) property at 105–110 Jim Benton Court in Savannah, GA. The fully leased, light industrial–zoned site is strategically positioned near the Georgia Ports Authority, I-95, I-16, and Savannah/Hilton Head International Airport, making it well suited for last-mile and port-adjacent users. Another strong example of continued IOS demand in one of the Southeast’s most logistics-driven markets.

ACQUISITION: Alterra IOS has added 3636 Fudge Road in Apopka, FL to its portfolio, expanding its presence in the Orlando MSA. The 6.92-acre site includes 16,000 SF of grade-level warehouse space, offers proximity to FL-429 and FL-414, and marks the firm’s 12th property in the market. Fully leased at close, the acquisition reinforces continued demand for well-located IOS assets in Central Florida.

REFI: $43.5MM IOS portfolio financing closed across Georgia and South Carolina, spanning 10 properties, 37.8 usable acres, and 100% occupancy. Strong way to close out 2025!
