ACQUISITION: Apricus Realty Capital acquired 6110 Chippewa Dr., a 2.3-acre infill industrial outdoor storage property in the West Dallas/East Brookhollow corridor, featuring a 7,082 SF service building with secure fencing and multiple access points. Congrats to Garrett Marler and Cort Martin on closing this one!

ACQUISITION: Westlake Realty Group acquired 255 Mayock Road, a ±5-acre infill industrial outdoor storage facility in Gilroy, California, comprising five buildings totaling 24,466 SF and currently 88% leased. The fully permitted site features heavy-industrial improvements, including large equipment and vehicle parking, prep areas, and multiple service bays, positioning it well within one of the South Bay’s most supply-constrained industrial submarkets. The acquisition supports Westlake’s continued IOS expansion strategy, with plans to drive additional value through leasing and platform growth into 2026.

ACQUISITION: Alterra IOS acquired a portfolio of 11 fully stabilized industrial outdoor storage properties across major U.S. logistics hubs, totaling 31.6 usable acres and 206,000 SF of warehouse space. The wholly leased portfolio, occupied by a national equipment rental tenant, spans markets including Chicago, Houston, the San Francisco Bay Area, and Northern New Jersey and aligns with Alterra’s infill, infrastructure-adjacent IOS strategy.

ACQUISITION: Dalfen Industrial acquired two industrial outdoor storage assets at 332 Martin St. and 1901 Jasmine Dr. in Houston, totaling 8.9 acres and 37,668 SF of building space. The properties are strategically positioned near Highway 225, I-45, and I-610, offering strong connectivity within the Houston industrial market.

ACQUISITION: CBRE arranged the sale of a 1.35-acre M2-1 zoned industrial site at 5545 Grosvenor Blvd. in Playa Vista, where BLT Enterprises acquired the property from a private seller. The 13,184 SF building is fully leased to Frontier Communications for industrial outdoor storage and is developed at less than half of the site’s allowable zoning density, offering future redevelopment potential. The transaction highlights the scarcity of M1/M2 industrial land in West Los Angeles.
