Acquisitions & Dispositions
ACQUISITION: Apricus recently acquired an 11.29 acre IOS property at 6003 Cunningham Road in Houston. The site includes 32,358 square feet of functional, crane-served warehouse space, offering direct access to Beltway 8 and Highway 290. They plan to reposition the site to attract a single tenant capable of utilizing the property’s full 11+ acres. Apricus acquired the property in a partnership with ABR Capital Partners, continuing its programmatic joint venture focused on IOS aggregation. Garrett Marler and Cort Martin led the acquisition on the Apricus team. Jason Tangen and Paul Dominique from Colliers represented the seller. JLL Capital Markets’ CW Sheehan, Peyton Ackerman and Nate Henderson represented the joint venture in the procurement of debt financing.
ACQUISITION: Colliers recently announced the sale of a ±66,500-square-foot industrial facility with significant outdoor storage capabilities, located at 9803 Sheldon Road in Houston, Texas. Built in 2008, the Class A facility sits on approximately 15.16 acres and includes ±10 acres of stabilized yard, four grade-level doors, one dock-high door, and 375 linear feet of crane ways. Zack Taylor, SIOR and Todd Moore of Colliers represented the seller, while Michael J. Taetz, SIOR of Colliers represented the purchaser in the transaction.
ACQUISITION: The AP Group of Marcus & Millichap recently announced the sale of a value-add office and industrial property at 90 Almon Rd, Covington, Georgia. Strategically located just off Interstate 20, the property comprises two buildings totaling 13,954 square feet on 11.45 acres of CH (Commercial Highway) zoned land. The industrial warehouse is leased to The Erosion Company, LLC. The site features excess land with rail access and access and visibility via Interstate-20. Ani Paulson from the AP Group of Marcus & Millichap represented the seller.
ACQUISITION: 8959 Blue Ash Rd at Sycamore Township, OH recently sold! The property featured 92,700 SF Industrial Building on 6.5 acres with gated & fenced secure outdoor storage. The site sold for $3.7M. SqFt Commercial team including Rod MacEachen, Roddy MacEachen, Jared Wagoner, Sarah Kern and Alecia R. represented Eckart Supply, and Adam Stephenson at Allies Commercial Real Estate helped facilitate the transaction.
ACQUISITION: Birddog Ventures recently acquired a 7-acre IOS and truck parking site in southwest Fort Worth, Texas. Mac Miles and John Davidson helped facilitate the acquisition. ACQUISITION: Alterra IOS announced the acquisition of 1090 Walnut Bank Farm Road, Quakertown, PA. The property features 14.45 usable acres with 71,412 SF of building improvements. The site is proximate to I-78 and I-476 and fully leased to a building materials supplier. Sean Christman at Alterra led this transaction and Adam Deeves of Action Commercial Group helped facilitate the transaction.
DISPOSITION: 89–91 Beddington Lane, Croydon has closed! This site outside of London, UK featured 1.5 acres and was sold to Marchmont Investment Management. Mikael Goldsmith and Ben Duly of Vail Williams represented the seller and Patrick Windle of M1 Agency represented the buyer.

ACQUIRED & LEASED: K2 Real Estate Capital LLC, in partnership with Bear Development Holdings LLC, has closed on an Industrial Outdoor Storage site in Pasco County, FL. The property, which is located at 1340 US Highway 19 N in Holiday, FL, consists of a 7,500 SF shop with a dedicated sales office on 2.75 acres. The K2-Bear team executed a new direct lease with Load Runner Trailers; Florida’s largest new and used trailer dealership. Jose Sasson and Eli Sasson Bril at Axiom Capital Advisors worked on this transaction in addition to Devin Beeler and Jason McCormick at Lober Real Estate who secured the tenant for the property.
