Acquisitions and Dispositions

ACQUISITION: Thematic Capital Group (TCG) closed on the acquisition of a ~37,000 SF asset on 2.92 acres, which includes an acre of outdoor storage at 907-909 S Charles Richard Beall Blvd, DeBary, FL. Reach out to CJ and Ryan Griffith at Lee & Associates for leasing info.

ACQUISITION: JBS Commercial Real Estate is pleased to announce the successful sale of 1445 Oakton Street in Elk Grove Village, IL. This premier Class A facility, strategically located in the heart of the O’Hare Industrial Market, encompasses over 24,250 square feet, including a Class A office headquarters, a state-of-the-art maintenance building, and expansive secured outdoor storage on 7.17 acres. ACQUISITION: David Reid Real Estate closed an off-market deal last week, representing the buyer of a 16,000 SF building on 2.6 acres of paved IOS at 3410 Steen St in San Antonio. The property is fully leased to RES Rentals. Congrats to all involved on getting this done!

ACQUISITION: Stanton Road Capital acquired a 7.43-acre infill IOS site on Expo Way in Otay Mesa, part of the San Diego market. This marks SRC’s second San Diego-area investment in the past six months. The property is strategically located near multiple U.S.–Mexico border crossings.

ACQUISITION: Jadian IOS closed on a 3.5-acre industrial service facility at 3224–3312 Northside Dr in Raleigh, NC. The site includes a 13,657 SF shop with four oversized drive-in doors, 16' clear heights, a renovated office, and secured yard space with two access points.

ACQUISITION: Stonemont acquired two IOS sites totaling over 99,000 SF on more than 11 acres in Houston and Atlanta. The La Porte, TX property spans 5.81 acres with 61,000 SF of space, crane and heavy power infrastructure, and will be available in November 2026. The Duluth, GA site includes a 38,200 SF warehouse on 5.28 acres with Class A office, bridge cranes, and 36’–40’ clear heights.

ACQUISITION: B&D Holdings acquired two new IOS assets: a 35,250 SF property on 4 acres in Fort Myers, FL, and a 79,000 SF property on 6.73 acres in Raleigh, NC. Both sites offer flexible layouts with outdoor storage potential and suite sizes that appeal to a wide range of tenants. These acquisitions expand B&D’s presence in North Carolina and Southwest Florida.

ACQUISITION: Alluvion Partners entered Houston’s Port submarket with the off-market acquisition of a 2.72-acre IOS site at 1300 South 16th Street in La Porte, TX. The property includes a 5,934 SF warehouse and sits between the Barbours Cut and Bayport terminals, offering rare direct access along a pre-approved truck route. It is the only IOS facility currently available in the area and is ready for immediate occupancy.

Recently Leased Properties

LEASED: Turnbridge Equities has signed a long-term lease with TWTH Express for 255,069 SF at 169 Pulaski Street in Bayonne, NJ, part of a three-building portfolio. The deal follows Turnbridge’s April 2025 acquisition of the site and reflects their ongoing push to stabilize the asset near the Port of NY/NJ. In recent weeks, Turnbridge has also leased 83,000 SF of IOS land in Brooklyn to Beacon Mobility and 52,100 SF in Bergen Beach to Sky Zone.

LEASED: A lease has been signed for the 25,000 SF facility on 2 acres at 10930 Brittmoore Park Dr. in Houston, TX. Located in one of Greater Houston’s most active industrial corridors, the property offers prime functionality for heavy users.
