FINANCING: Modal secured a landmark financing deal with Apollo Global Management to support the expansion of its IOS platform across the UK. The transaction brings Modal’s total assets to over £200 million, with plans to double in size over the next 12–18 months. Conduit Real Estate and Centerbridge Partners played key roles in advising and supporting the deal.

ACQUISITION: Capital Real Estate Investment acquired a 20,000 SF IOS facility at 410 South 4th Street in Beaumont, TX. The property is leased to a long-term national credit tenant and adds to Capital’s growing IOS portfolio. Troup Rolland, Matt Cooper, Blake Deer, and Carson Deer of Capital Real Estate Commercial represented the buyer, while James Mashni and Joseph Sturek of First Houston Properties, Inc. represented the seller, Asif Mumtaz.

ACQUISITION: Alluvion Partners acquired and resolved a non-performing first lien loan secured by an industrial outdoor storage (IOS) facility in a major metro. The property is fully leased to a Fortune 500 tenant and serves as one of their largest locations nationally.

ACQUISITION: Bridge Logistics Properties acquired a 3.5-acre IOS truck terminal at 1 Nixon Lane in Edison, NJ. The site features a rare 30-door facility with 135–150' truck courts, full circulation, and excess parking. Located at the intersection of I-95 and I-287, the property offers same-day access to over 20 million residents across the greater NY/NJ metro area.

ACQUISITION: VCR Realty Group announced the close of an 8-acre heavy industrial-zoned site at 95 Pine View Dr in Hampton, GA. The transaction went from contract to close in just 60 days. John Cohen and Jake Foss represented the seller in the deal.

ACQUISITION: A 3.62-acre IOS property at 216 W Diversey Ave in Elmhurst, IL sold off-market for $5.5 million. The site includes a 35,264 SF building and is currently leased to JX Truck Center. Alessandra Bianchi sourced the deal and represented the seller.

LEASED: Lilo Shipping has leased an IOS property at 2130 Hightower Dr in Garland, TX from Industrial Outdoor Ventures. The 2.17-acre site includes a 7,368 SF maintenance shop with eight-grade-level doors and 1,500 SF of covered storage, along with concrete yard space for 9 cars and 25 trailers. Caleb McCoy and Paul Davis with JLL represented the landlord, while Adam Jones and James Mantzuranis with Stream Realty Partners represented the tenant.
