Acquisitions and Dispositions

ACQUISITION: Open Industrial acquired a 6.7-acre IOS site at 1244 Garner Bagnal Blvd in Statesville, NC, featuring ±20,200 SF of warehouse and ±2,500 SF of satellite office. The site includes 3+ acres of paved, fenced laydown yard and is now available for lease. Megan Anderson of Woodlock Capital represented the seller, and the Open Industrial team was led by Matt Pottolichio and Chad Pitts. ACQUISITION: A 3.44-acre IOS site at 13001 Elaine Rd in Houston, TX, featuring a 12,000 SF building, sold following a lease-to-purchase arrangement. The site was on the market for less than 45 days before securing a tenant, who later executed their purchase option and closed within 12 months. The deal was brokered by Derick Perkins of Alpine Partners.

ACQUISITION: A 32,000 SF IOS site at 8215 Foster Avenue in Brooklyn sold for $7.47M, a price of $233/SF. Marcus & Millichap represented the seller, while Pinnacle Realty represented the buyer.

ACQUISITION: Catalyst Investment Partners acquired 4601 Lydell Road in Hyattsville, MD — a 2.0-acre IOS site improved with a 12,291 SF building featuring 1 drive-in and 2 dock doors. The site is paved, lit, secured, and well-positioned for IOS or fleet use. The deal was structured with the help of Jason Sullivan, Brian Siegel, and Melissa Parrish, with Connor Brophy leading the Catalyst team.

ACQUISITION: Zenith has acquired a fully leased 13-acre cross-dock terminal in Memphis featuring 54,000 SF of buildings. The deal was sourced by Gabriel and Jamie Fisher of Fisher Industrial Group.

LEASED: Dayton Street Partners has signed a long-term lease with a major commercial truck transportation company at 25 King Mill Road in McDonough, GA. The newly built truck maintenance facility sits on nearly 7 acres and includes 6 drive-in doors, 100 trailer stalls, and 28 auto parking spaces. Located less than a mile from I-75, the site offers prime access and functionality for fleet operations.
PORTFOLIO OPPORTUNITY
IOS Portfolio Opportunity
