ACQUISITION: Ironhorn is pleased to announce the closing of 1100 Gest Street in Cincinnati, Ohio, a versatile 48,108-square-foot IOS facility situated on 4.15 acres just minutes from downtown. The property includes 4,860 square feet of office space, 32,195 square feet of warehouse, and an 11,053-square-foot loading dock area, supported by 23 dock doors, 9 drive-ins, and a 15-foot clear height. Originally built in 1966 with a roof replacement in 2007, the building is well-suited for manufacturing or distribution users. With immediate access to I-75 and I-71, 1100 Gest Street offers exceptional logistical connectivity and urban accessibility, making it a strong addition to Cincinnati’s industrial market.

ACQUISITION: Lincoln Property Company represented the buyer in the $5,500,000 acquisition of 6050 West 54th Avenue in Arvada, CO. The 26,080 SF industrial building sits on 2.33 fenced and gated acres with 21 grade-level drive-in doors. The property offers excellent functionality for outdoor storage and last-mile users in the Denver metro area.

ACQUISITION: Outpost expanded into Miami-Dade County with its $52.1 million acquisition of a 17-acre outdoor storage site at 3200 Northwest 67th Avenue, adjacent to Miami International Airport. The off-market deal, brokered by Marc Smouha and Jonathan Marti of Corepoint RE, traded for nearly $23 million more than its 2020 sale price. The purchase marks Outpost’s fifth Florida facility as the firm continues to grow its national network of truck terminals and container yards near major logistics hubs.

ACQUISITION: Institutional Property Advisors arranged the sale of the Crossroads Building Supply Industrial Outdoor Storage Portfolio, a 49.6-acre, 11-property portfolio spanning four states. The assets, totaling a 15% FAR, were sold to investors attracted by the portfolio’s strong tenant credit and geographic diversity.

ACQUISITION: Dalfen Industrial acquired a 9-acre IOS property at 3833 Jodeco Road in McDonough, GA, featuring a 12,000 SF facility zoned Heavy Industrial (M-2). The site offers direct access to I-75 South, providing strong regional logistics connectivity. The purchase strengthens Dalfen’s growing presence in the Atlanta market and aligns with its strategy of targeting last-mile IOS assets near major transportation hubs.

ACQUISITION: DIA Capital Group and DH Property Holdings formed a joint venture with the acquisition of 22 & 84 Flood Gate Road in South New Jersey. The 108-acre IOS site includes 28 paved and 50 man-made lake acres, along with 126,500 SF of existing buildings. The partnership expands DIA’s industrial platform and targets logistics-oriented development opportunities across key U.S. markets.

ACQUISITION: ALMCOR and Cerberus Capital Management acquired three Industrial Outdoor Storage assets in Moerdijk, Dordrecht, and Heerlen, totaling 50,000 sqm. The acquisitions align with their strategy to target high-quality assets in core Dutch logistics markets with strong rental growth potential. The deals mark another step toward scaling their European IOS platform beyond £1 billion in assets.
