CLOSED TRANSACTIONS
Acquisitions & Dispositions

ACQUISITION: Industrial Outdoor Ventures acquired a 10.1-acre industrial outdoor storage property at 5871 Broadway St. in Denver, featuring a 46,000 SF truck terminal with 91 loading positions. This marks IOV’s 12th acquisition in the Denver market, expanding its regional portfolio and truck terminal capabilities. The property is now being marketed for lease, with Burr & Temkin representing both buyer and seller in the transaction. Please contact Jon Dandurand with all leasing inquiries.

ACQUISITION: Matthews Real Estate completed an off-market IOS sale in Cumming, GA, closing the deal in just 45 days. The all-cash, repeat buyer closed ahead of schedule, reflecting strong investor demand for IOS assets in the Atlanta metro. Congrats were extended to all parties involved.

ACQUISITION: EML Realty Partners acquired 8245 S State Road 7 in Boynton Beach, FL for $3.58 million, adding to its growing Florida IOS portfolio. The 17,303 SF industrial facility, fully leased to SRS Distribution/Heritage Supply Group, sits on five acres with four overhead doors and over four acres of outdoor storage. Founder Eric Levitt noted the property’s prime location, strong functionality, and below-market rent provide significant upside potential upon lease renewal.

Recently Leased Properties

LEASED: Llano Realty Partners announced the lease of a 29,183 SF industrial warehouse on 6.69 acres in San Antonio’s Northeast submarket. Jake Esparza represented Taylor Sudden Services in the transaction, securing a well-located site with ample yard space and strong accessibility. The deal highlights continued IOS and industrial leasing momentum in the San Antonio market.

LEASED: Hughes Commercial Real Estate represented Sto Corp. in a long-term lease with an option to purchase a 92,000 SF facility on 7.04 acres at 3735 Atlanta Industrial Parkway. The site includes two acres of asphalted and fenced IOS, previously used as a distribution center and television soundstage. The deal provides Sto Corp. with a new North American headquarters and a strategic location in Atlanta’s Fulton Industrial submarket.
