ACQUISITION: Colliers Industrial Capital Markets announced the sale of a 13.89-acre Class A industrial outdoor storage yard at 1595–1600 Columbia Avenue in Riverside, CA, to Alterra IOS. The deal included securing a tenant for the site, led by leasing partners Mark Zorn and Cory Whitman.

REFI: Truist Bank arranged a $100 million refinancing for a 19-property industrial outdoor storage (IOS) portfolio jointly owned by Triten Real Estate Partners and TPG Angelo Gordon, spanning assets across Texas, Missouri, Florida, Georgia, Maryland, Pennsylvania, and California. The deal underscores growing institutional confidence in the IOS sector.

ACQUISITION: Alterra IOS announced its acquisition of 540 Collins Park Drive in Antioch, TN, a fully leased 5-acre IOS site with 15,000 square feet of building improvements located just 10 miles from downtown Nashville. The transaction was led by Parker Pearson, with support from Stream Realty Partners’ Bradley Worthington and Griffin Farriss.

ACQUISITION: Jadian IOS announced the closing of a 2.6-acre industrial service facility at 3333 Hydes Ferry Road in Nashville, TN. The property includes a 7,400-square-foot facility with shop, warehouse, and office space less than five miles from downtown Nashville.

ACQUISITION: Catalyst Investment Partners acquired 2779 NW 112th Avenue in Doral, FL, featuring a 14,200-square-foot warehouse and truck maintenance shop on 2.8 fully paved and secured acres. The property includes six dock-high doors and ample fenced yard space. The transaction was structured by Nicolas Palazzo and Skylar Stein, with Matthew Heaney leading the Catalyst deal team.

ACQUISITION: DB2RE announced the sale of a 46,000-square-foot industrial property at 4700 Singleton Boulevard in West Dallas, fully leased to Nucor Rebar, a division of Nucor Corporation. The asset offers a functional warehouse layout, outdoor storage space, and strong tenant stability. The transaction underscores ongoing investor demand for well-located infill industrial properties across the DFW Metroplex.
