Acquisitions & Dispositions

ACQUISITION: NAI James E. Hanson brokered the $3.3M sale of a three-building, 17,040 SF industrial outdoor storage property on 1.28 acres at 400–450 Swenson Drive in Kenilworth, NJ, represented by Russell Verducci, Eric Demmers, and Colin Goldstein.

ACQUISITION: West Harbor Capital acquired a 2.34-acre industrial outdoor storage site at 12235 Los Nietos Road in Santa Fe Springs, CA. This off-market infill transaction reflects growing demand for well-located IOS assets in Greater Los Angeles. The firm continues to target supply-constrained submarkets across the West with a focus on long-term value creation.

ACQUISITION: A prime RV and boat storage property at 5044 Peabody Road in Fairfield, CA has been sold, underscoring strong investor appetite for IOS assets. The site offers functional outdoor storage in a strategic Northern California location.

Recently Leased Properties

LEASED: JLL has successfully leased a 7,657 SF industrial facility on 2.39 acres at 6 Nicholas Beaver Road in Puslinch, Ontario. The site, located along the Highway 401 corridor just outside the GTA, includes valuable industrial outdoor storage space—a property type in high demand. The transaction highlights continued interest in IOS-supported facilities across the region.

LEASED: Allied Commercial has fully leased a 16,000 SF industrial flex property along Fort Wayne’s IN-930 corridor. The site features a new parking lot, upgraded air compressor system, and a 1.84-acre fenced drop lot offering secure outdoor storage—an increasingly scarce amenity in the market. The transaction was completed by Allied’s team of Ricky Kerns and Carter Cronewett.
