ACQUISITION: JLL’s Tampa team announced the off-market sale of 8419 Sabal Industrial Blvd, a 72,612 SF industrial facility on 7.13 acres in East Tampa. The property is leased to Phillips Manufacturing Co. and features dual ingress/egress points plus a CSX rail line, making it a strong addition to Jadian IOS’s Central Florida portfolio. The deal was executed in partnership with Alex Stahl, Daniel Schuchinsky, and the Jadian team.

ACQUISITION: Triten Real Estate Partners acquired 1515 Big Town Blvd in Mesquite, TX, a 257,894 SF two-building distribution and maintenance facility on 19.48 acres, strategically located near I-30, U.S. 80, and I-635. The infill property offers regional connectivity, multi-functional use across warehouse and outdoor storage, and proximity to Union Pacific Rail. This off-market deal, executed with Newmark’s Stephen Bailey, strengthens Triten’s DFW footprint and supports its adaptive infill strategy in high-growth corridors.

ACQUISITION: Orlando Industrial Real Estate closed an off-market IOS sale-leaseback in Eustis, FL, featuring 14,731 SF on 4.96 acres occupied by an RV repair and storage business operating for over 30 years. The deal includes seller financing, a modified net lease with nine years remaining, and an option to renew. The transaction provided a retirement exit for the sellers and long-term stability for the buyers through creative structuring.

ACQUISITION: Catalyst Investment Partners closed on 3500 Silver Star Road in Orlando, FL, a 9,576 SF service facility with three drive-in doors on 1.60 fully paved acres featuring a secure outdoor storage yard. The acquisition enhances Catalyst’s IOS portfolio and operational footprint in Central Florida. The deal was structured by Alex Rich and Shaz Zaidi, with Matthew Heaney leading the Catalyst team.

ACQUISITION: Dallas-based Apricus Realty Capital, a real estate investment firm specializing in industrial outdoor storage (IOS), has acquired a 6.9-acre IOS property at 14333 Sommermeyer St. in Houston through a sale-leaseback with CW Metal Products.

DISPOSITION: EQT Real Estate announced the sale of a seven-property portfolio of high-flow-through industrial outdoor storage (IOS) assets totaling 89 usable acres, 312,357 square feet, and 475 doors across Phoenix, Atlanta, Inland Empire, Eastern Pennsylvania, El Paso, and Laredo. Acquired between 2021 and 2022, the institutional-quality portfolio was focused on off-market sourcing, leasing, and value creation. The transaction was led by CBRE’s Brian Fiumara and Zach Graham with support from EQT’s Gardner Ellner, Graham E. Gardner, Kevin Farley, Jesse Plante, and William McGrath.

ACQUISITION: Realterm, in partnership with institutional investors advised by J.P. Morgan Asset Management, acquired a seven-property national industrial outdoor storage (IOS) portfolio across key U.S. transportation markets. The portfolio includes six truck terminals and one truck fleet maintenance facility, expanding Realterm’s footprint and strengthening its leadership in transportation real estate. The acquisition enhances the company’s ability to serve evolving logistics needs while deepening relationships with tenants and partners.
