Acquisitions & Dispositions

ACQUISITION: Rectangle Investment Management acquired a 2.86-acre IOS site at 1250 Zuni Street in Denver, located just off I-25 and less than a mile from downtown. The property is 100% leased through 2032 to a credit tenant at below-market rents, providing strong cash flow and long-term stability. With prime visibility, central infill location, and redevelopment potential, the site fits Rectangle’s strategy of targeting durable, income-producing assets in growth markets.

ACQUISITION: Everwood acquired the Black Lake IOS property in Tampa for $10.25M in an off-market deal, marking its third Tampa Bay acquisition in the past year. The 14-acre site on State Road 54 strengthens their logistics and IOS portfolio in the high-growth, supply-constrained Tampa market. JLL’s Peter Cecora and Olivia Brock represented the deal.

ACQUISITION: COARE Industrial acquired a 2.87-acre IOS property at 321 Lane Ave N in Jacksonville, featuring a 12,268 SF warehouse with office space and twelve drive-through doors. Zoned for all types of outdoor storage, this marks COARE’s first Jacksonville IOS acquisition and third in Florida. The property, delivered vacant on a short-term basis, is available for lease with planned improvements coming soon.

ACQUISITION: URBZ Capital acquired four IOS assets totaling over 115,000 sqm across Rotterdam, Venlo, Gouda, and Alphen aan den Rijn. The portfolio includes long-leased tenants in strategic urban infill locations with strong near-term value-add potential. This expands URBZ’s IOS platform in key Randstad submarkets as they pursue further opportunities across the Netherlands.

ACQUISITION: Realterm acquired 11090 Gateway Boulevard in El Paso, a 34.11-acre Class A IOS facility located in one of the nation’s most important cross-border trade corridors. The site offers a flexible multi-use layout suited for fleet maintenance and logistics operations tied to U.S.-Mexico trade. This acquisition strengthens Realterm’s portfolio in a resilient, high-demand logistics hub.

Recently Leased Properties

LEASED: SqFt Commercial leased a 6,600 SF industrial facility at 9361 Seward Rd in Fairfield, OH, featuring 1,000 SF of office space, a 2-acre secured yard, and strong highway access. The property was fully remodeled and highlights demand for IOS properties in Greater Cincinnati. The deal showcases SqFt Commercial’s ongoing success in leasing industrial outdoor storage assets.
