Acquisitions & Dispositions

ACQUISITION: COARE Industrial acquired a Kearny, NJ IOS property zoned for manufacturing and pre-leased it to Evans Network of Companies for truck and trailer storage. The site offers prime access to Newark Airport, the Port of New Jersey, and the NYC market, positioning COARE in a key logistics hub. This marks COARE’s first IOS asset in the NY–NJ MSA, secured during diligence with leasing handled by Jason Crimmins of Blau & Berg.

ACQUISITION: A 7,703 SF industrial building on 2.06 acres at 4738 Franchise Street in North Charleston, SC has sold and is now available for lease. The new owner plans a full renovation to modernize the property and deliver a refreshed facility. Lee & Associates Charleston and APEX IPG are marketing the site for lease.

ACQUISITION: Green Courte Partners acquired a 28-acre IOS property in Chesapeake, VA, featuring a marine bulkhead, rail spur, and 165,000 SF of industrial buildings, with Precon Marine leasing back part of the site. The remaining space is leased to four tenants, providing stable long-term cash flow. The acquisition expands Green Courte’s national IOS platform, particularly in port-focused logistics hubs like Hampton Roads.

ACQUISITION: A property on Zuni Street in Denver—known as Burnham Yard—was recently purchased, underscoring continued interest in industrial and outdoor storage real estate in the area.

ACQUISITION: Stonemont Financial Group acquired a 67,000-SF industrial service facility on 32 acres in Logan Township, NJ’s Pureland Industrial Complex. The site includes office space, outdoor storage, seven drive-in doors, two dock doors, and onsite rail access. KBC Advisors is marketing the property for lease, while the seller and price were not disclosed.

ACQUISITION: Alluvion Partners acquired a 17,000-SF warehouse on 2.37 acres at 95 Hunt Dr. in Chattanooga, marking its entry into the market. The property offers 21’ clear heights, four large overhead doors, conditioned warehouse space, expansive outdoor storage, 2,000 SF of office, and locker rooms with showers and sauna. It is immediately available for occupancy, with renovations underway.

ACQUISITION: Nick Provenzano of Lee & Associates shared a recent IOS sale in Boise, highlighting continued strong investor demand for the asset class. He noted positive client feedback and encouraged contacts to reach out for comps, valuations, or deal flow.
LEASES SIGNED
Recently Leased Properties

LEASED: Dairy company Kemps signed a 15-year lease on an 8-acre site in North Minneapolis along the Mississippi River, converting a former metals-recycling facility into a new distribution hub.

LEASED: Bussel Realty Corp.’s Metz Industrial Group arranged a 52,000-SF sublease at 1401 South Park Ave. in Linden, NJ to Hengying Clothing 2024 Inc. The 54,000-SF property on 3 acres offers office space, heavy power, multiple docks, and 1 acre of IOS. The deal highlights continued demand in the Linden industrial submarket.

LEASED: JLL announced three new IOS leases in Tampa with client Jadian IOS, underscoring strong demand for outdoor storage space in the market. The sites leased include 6601 N 50th St. (3.67 acres, 14,500 SF), 6801 E. Adamo Dr. (2.17 acres, 14,500 SF), and 6601 E. Adamo Dr. (2.26 acres, 17,500 SF). JLL handled leasing and acquisitions for the transactions.

FOR LEASE: On ±58 acres just North of Syracuse, this ±602,807 SF industrial distribution/warehouse facility features 24–50’ clear heights, 120 trailer spaces, and outdoor storage with a total of 620 spaces. With direct access to I-90 and I-81, the property is strategically located near Amazon’s new 3.8M SF fulfillment center and less than five miles from Micron’s $100B White Pine Commerce Park project.

UBS reaffirmed its Buy rating and $16 price target on Peakstone Realty Trust after touring its New Jersey IOS properties, highlighting the “niche necessity” of these scarce, tenant-critical assets as the company shifts from offices to industrial.
