Acquisitions & Dispositions

ACQUISITION: Digby Commercial Advisors completed the off-market sale of a 2.04-acre Industrial Outdoor Storage property at 2185 E 74th Place in Denver, CO, featuring a 3,672 SF building. The site sold for $1.96M to Improvise LLC, with Tanner Digby and Dino Lombardi representing both buyer and seller. The transaction underscores continued strong demand for IOS assets in the Denver metro, particularly those pairing functional warehouse space with secure yard layouts.

ACQUISITION: Sticks Investment Group has acquired a 19,200 SF industrial outdoor storage building on 7.5 acres at 1010 Turnpike Street in Canton, MA, expanding its portfolio of IOS assets in strategic New England locations.

ACQUISITION: Sands Investment Group closed the $5.2M sale-leaseback of an Industrial Outdoor Storage property in Nampa, ID, occupied by Western Waterworks at a 6.25% cap rate. The transaction provided the seller with liquidity for debt repayment and future acquisitions, while delivering the buyer a stabilized NNN asset in a core Boise submarket. The deal closed 32 days from PSA execution, reflecting strong demand for IOS sale-leaseback opportunities.

ACQUISITION: SRS Capital Markets completed three IOS transactions across the U.S., showcasing strong demand from mission-critical tenants and 1031 buyers. Deals included a $7.7M sale of a Builders FirstSource site in Prescott Valley, AZ; a 2024-built 10,000 SF Sunbelt Rentals facility in Evansville, IN; and a SiteOne Landscape Supply property in Mokena, IL that closed at full ask with multiple all-cash offers. Each transaction highlights the resilience of the building-supply and equipment rental sectors within the IOS market.

ACQUISITION: Clearwood Capital brokered the $5.5M sale of an Industrial Outdoor Storage property at 2861 Losee Road in Las Vegas, NV. The 4,400 SF facility on 4.4 acres traded at $1,250 PSF, with Jadian IOS acquiring the site from seller Larry Parch. Michael Schoenbrun represented both parties, marking another off-market IOS transaction in a high-demand Las Vegas industrial corridor.

ACQUISITION: States Rentals & Supplies has completed the acquisition of five adjacent properties in Fort Worth, TX, which will be combined into a single industrial parcel at 5700 E Loop 820 S. The site will undergo demolition, renovation, and new construction to create a consolidated facility supporting the company’s growing operations.

ACQUISITION: Cushman & Wakefield has brokered the sale of two adjacent Industrial Outdoor Storage properties at 7875 and 7905 I-76 Service Road in Commerce City, CO. The IOS 2-pack offers prime highway visibility and strategic access within the Denver industrial corridor. Matt Trone and the Cushman & Wakefield team represented the transaction, marking another strong IOS trade in the region.

Recently Leased Properties

LEASED: Legend Commercial has leased a 2.18-acre industrial outdoor storage site at 1208 North Beck Street in Salt Lake City, highlighting continued strong demand for IOS in the market. The fully secured yard, zoned M-1, offers prime functionality for fleet or equipment users with direct proximity to major transport routes. Brokers Skyler Peterson, Parker Taggart, and Tre Bourdeaux represented the transaction, marking another notable IOS lease in Salt Lake City.

LEASED: Colliers’ Maryland Industrial Team completed the lease of a 3.85-acre industrial site at 9007 Dower House Road in Upper Marlboro, MD, near Joint Base Andrews. The property offers prime functionality for outdoor storage and logistics users in a strategic suburban D.C. location. Brokers Brian Siegel, Jason Sullivan, Brian Watts, Tom Gentner, and Melissa Parrish represented the transaction.

LEASED: Catalyst Investment Partners has leased a 1.81-acre IOS site with an 8,500 SF building at 12715 Downs Circle in Charlotte’s Westinghouse submarket. The deal involved consolidating three tenant locations into one, securing strong off-market rental rates through creative structuring. Bradley Dunn and the Trinity Partners team represented the landlord, highlighting continued strong IOS demand in Charlotte’s infill submarkets for 1.5–3 acre sites with functional buildings.

LEASED: CBRE has completed a full 10-acre sublease at 7724 Battlefield Parkway in Ringgold, GA, within the Chattanooga MSA IOS market. The front 5 acres and 9,000 SF building were leased last year, and a new sub-tenant has now been secured for the remaining acreage, maximizing returns for the client. The site, ideally located just off I-75, will be used as a satellite drop yard, reflecting strong IOS demand in the region.
