Kansas City sits at the geographic heart of the continental United States, a position that has long made the bi-state metro one of the country's most important inland logistics hubs. Six Class I railroads converge in Kansas City, moving more than 250 million tons of freight annually and ranking it as the largest rail center in the U.S. by tonnage.1 Shippers favor the metro because it sits within a two-day drive of more than 85% of the U.S. population, with four major interstates (I-35, I-70, I-29, and I-49) intersecting in and around the urban core.2
The region is also home to Logistics Park Kansas City (LPKC) in Edgerton, Kansas, a 3,000-acre inland distribution and intermodal development that is the only full-service facility in the western two-thirds of the U.S., offering domestic, international, and direct-rail/carload service. Kansas City's freight industry supports more than 100,000 jobs across the metro area, and the broader population continues to grow — the Kansas City MSA reached approximately 2.27 million residents in 2025, with sustained suburban expansion across both the Missouri and Kansas sides of the line.

Kansas City IOS On-the-Ground Market Insights
Josh Haith notes that IOS fundamentals in Kansas City have recalibrated as automotive-driven demand has softened and the broader supply chain has normalized. The pullback in Ford-related leasing — which had been a primary driver of pricing escalation in 2023 and 2024 — has eased competition for sites and brought rates back to more sustainable levels.
Current asking rents across the metro are running between $2,000 and $4,000 per acre per month, with premium pricing reserved for well-improved, well-located sites near major freight corridors. On the investment side, recent trades in 2025 and 2026 have hovered around $400,000–$600,000 per acre.
Kansas City's role as a national rail and trucking hub continues to anchor long-term IOS demand. With six Class I railroads, four major interstates, and one of the largest inland intermodal facilities in the country at LPKC, the region remains structurally well-positioned for transportation, distribution, and equipment-storage users regardless of where any single tenant sits in its cycle.
IOS sites are distributed broadly across the metro's interior and exterior submarkets, giving users flexibility on configuration, size, and access to specific freight corridors. Well-located, functional yards near the interstate system and intermodal nodes continue to attract the strongest interest.

Kansas City

ACQUISITION: Timber Hill acquired an industrial outdoor storage property at 7200 E. US 40 Highway in Kansas City, MO. The site spans more than 13 acres and includes a 5,000-square-foot building, with the property already nearly fully leased. Located near Arrowhead Stadium, the asset offers strong regional access and supports contractor, transportation, and service-oriented users.

ACQUISITION: A 16.5-acre industrial site at 700 E Walnut Rd in Raymore, MO has sold. The property is zoned M-1 Light Industrial and is positioned near Highway 71 and I-49 in a rapidly growing Kansas City submarket. Logan Freeman of Midwest CRE Advisors represented the transaction.

ACQUISITION: The Bauman Moffitt Team led by Tivon Moffit and Peter Bauman at IPA announced the successful closing of two STNL warehouse and industrial outdoor storage facilities leased to BlueLinx in the Kansas City and St. Louis Metros. These infill assets totaled just under 45 acres and offered scale, functionality, and long-term income durability, which drove strong investor interest and a successful outcome for their client.
