Acquisitions and Dispositions
ACQUISITION: Catalyst Investment Partners announced the closing of 12895 Automobile Boulevard, located in Clearwater, FL. The Property features 5,900 SF of service facility and office space on 2.4 graveled acres. ACQUISITION: O’Brien Commercial Properties is pleased to announce the successful sale of 72 Pratts Junction Road in Sterling, Massachusetts. The 7.5-acre industrial site attracted strong interest from regional owner-users and investors, ultimately closing within 60 days of hitting the market. The property featured a 5,600-square-foot industrial building and offered ample yard space suitable for outdoor storage, equipment staging, and a variety of industrial uses. O’Brien Commercial Properties exclusively represented the seller and directly procured the buyer in the transaction.
ACQUISITION: Simi Capital acquired an 80K SF Medley warehouse at 8505 NW 74th St for $31M, marking its 5th South Florida industrial asset. The off-market deal was brokered by The Katsikos Group. The seller, Acosta Family Ltd Partnership, purchased the 10.5-acre site in 1998 for just $1.6M. Tenant Iron Container signed a new 10-year lease at closing, represented by Rene Vivo. The site sits next to Blackstone’s Palmetto 74 Logistics Center and near BentallGreenOak’s $60M Quirch Foods facility. Seller was the Acosta family, the broker was Lee Katsikos of The Katsikos Group, and the lender was Amerant Bank.
ACQUISITION: Another One! Catalyst just closed their first South Florida acquisition with the help of Axiom Capital Advisors! Catalyst acquired 1858-1888 NW 22nd Court in Pompano Beach, FL. Jose Sasson and Roberto Susi of Axiom Capital Advisors facilitated this transaction.
ACQUISITION: Impact Auto Auctions (IAA) acquired a 64-acre IOS site at 715 Rue Dubois Street in Saint-Eustache, Québec. The site offers strong connectivity, with access to Highway 640 and proximity to Highway 13. Avison Young represented the buyer in the transaction, with team members including John Lecky, Tom Godber, Jake Vaughan, and Julian Parsons. Congrats to the team on getting this done!

Recently Leased Properties
LEASED: 19643 E Warner Rd in Mesa, AZ was just leased! The site features 9,000 Sf of building on 2.5 AC. This was a win-win scenario for both the Landlord and Tenant. The Tenant already leases yard space from the Landlord in another location, and Matt McDougall and the Lee & Associates team along with the Landlord were able to accommodate their expansion needs quickly.
