July 2025

ACQUISITION:  Alterra IOS announced the acquisition of 12 Class A IOS properties, totaling 43.3 usable acres with over 165,000 square feet of accompanying warehouse space. The properties are situated in key metropolitan areas across the country, including Austin, Phoenix, Raleigh-Durham, Sacramento and Tampa. All of the properties in the portfolio are fully leased, featuring newly constructed locations built-to-suit for the tenant. The locations included in this transaction are:

  • Kings Mountain, N.C. (Charlotte MSA): 7.0 usable acres with 20,950 square feet

  • Port Allen, La. (Baton Rouge MSA): 5.8 usable acres with 23,060 square feet

  • Malabar, Fla. (Palm Bay MSA): 4.9 usable acres with 19,700 square feet

  • Apache Junction, Ariz. (Phoenix MSA): 4.2 usable acres with 10,850 square feet

  • Conway, S.C. (Myrtle Beach MSA): 3.6 usable acres with 10,850 square feet

  • Wilmington, N.C. (Wilmington MSA): 3.0 usable acres with 14,400 square feet

  • Sacramento, Calif. (Sacramento MSA): 3.0 usable acres with 9,440 square feet

  • Monroe, La. (Monroe MSA): 2.7 usable acres with 15,250 square feet

  • Austin, Texas (Austin MSA): 2.5 usable acres with 9,600 square feet

  • Ocala, Fla. (Ocala MSA): 2.4 usable acres with 15,110 square feet

  • Tampa, Fla. (Tampa MSA): 2.4 usable acres with 9,440 square feet

  • Wake Forest, N.C. (Raleigh-Durham MSA): 1.6 usable acres with 10,800 square feet

This acquisition was brought to Alterra IOS by Rory Shelby and Scott Gould of Marcus & Millichap.

ACQUISITION: Zenith acquired two IOS sites in Tennessee. In Nashville, they acquired 870 Murfreesboro Pike, a 4-acre property improved with a 6k-square-foot building leased to Maxim Crane Works. In Memphis, they acquired 3344 Cazassa Rd, a 13-acre property improved with a 54k-square-foot building leased to JIT-Express.

ACQUISITION: B&D Holdings acquired two new IOS assets: a 35,250 SF property on 4 acres in Fort Myers, FL, and a 79,000 SF property on 6.73 acres in Raleigh, NC. Both sites offer flexible layouts with outdoor storage potential and suite sizes that appeal to a wide range of tenants. These acquisitions expand B&D’s presence in North Carolina and Southwest Florida.

ACQUISITION: Stonemont acquired two IOS sites totaling over 99,000 SF on more than 11 acres in Houston and Atlanta. The La Porte, TX property spans 5.81 acres with 61,000 SF of space, crane and heavy power infrastructure, and will be available in November 2026. The Duluth, GA site includes a 38,200 SF warehouse on 5.28 acres with Class A office, bridge cranes, and 36’–40’ clear heights.

ACQUISITION: Jason McCormick just closed an 8,300 SF IOS deal on 2 acres in Tampa Bay, sourcing it off-market and leasing it during due diligence at a record price-per-acre for Pasco County. ACQUISITION: Miramar Capital Advisors closed on the acquisition of a 15+ usable acre IOS property in Conley, GA. The site is a recently-delivered, fully-paved parking facility in Atlanta's premier Moreland Ave industrial corridor, surrounded by global transportation & logistics users including FedEx, ABF Freight, Werner Enterprises, and XPO Logistics. The property is currently fully occupied by a credit tenant. Tom Shafer, Chase Mathews, and Stephen Bridges, SIOR with OnPace Partners guided the process!

ACQUISITION: Apricus recently acquired an 11.29 acre IOS property at 6003 Cunningham Road in Houston. The site includes 32,358 square feet of functional, crane-served warehouse space, offering direct access to Beltway 8 and Highway 290. They plan to reposition the site to attract a single tenant capable of utilizing the property’s full 11+ acres. Apricus acquired the property in a partnership with ABR Capital Partners, continuing its programmatic joint venture focused on IOS aggregation. Garrett Marler and Cort Martin led the acquisition on the Apricus team. Jason Tangen and Paul Dominique from Colliers represented the seller. JLL Capital Markets’ CW Sheehan, Peyton Ackerman and Nate Henderson represented the joint venture in the procurement of debt financing.
