ACQUISITIONS: CBRE successfully closed a Houston Infill IOS Portfolio, one of the largest IOS transactions in Texas history. The 117-acre, 11-property value-add portfolio is strategically located just east of Downtown Houston and was 92% leased at the time of sale. With an average WALT of 2.96 years, a diversified tenant base, and a 37% mark-to-market upside, the portfolio offers strong prospects for future growth. Congratulations to all involved in this transaction.

ACQUISITIONS: Greenspring Realty closed on two IOS deals: 7810 Professional Pl in Tampa (2.3 acres, 14,400 SF) will be available for lease starting August 1, 2025, while 6491 Powers Ave in Jacksonville (3.82 acres, 18,732 SF) is set to become available in summer 2027.  Congrats to the Greenspring Realty team on the deals!

ACQUISITION: Alterra IOS acquired two new industrial outdoor storage sites totaling 8.7 usable acres and 33,500 square feet of warehouse space in the Austin and San Antonio metro areas, further strengthening its presence in high-growth Central Texas markets. The Buda site is leased to a national construction service provider, while the San Antonio site is leased to a national utility-focused building materials supplier.

ACQUISITIONS: CanTex IOS announced the acquisition of 2121 Joel East, a 4.26-acre Class A IOS development site in the South Fort Worth submarket of DFW. Ideally situated with proximity to I-35W and I-20, this IOS property offers access to the major thoroughfares of the metroplex. The site is fully paved with 7” concrete, fully secured, and fully lit. CanTex plans to develop a 10,500 SF Class A tilt wall industrial building. Jeff Rein and Forrest Cook at Stream Realty Partners helped bring this transaction across the finish line.

ACQUISITIONS: Bleecker Partners has acquired a portfolio comprising three industrial outdoor storage ("IOS") sites totaling 11.3 acres and offering 25,048 rentable square feet across three infill locations in Dallas-Fort Worth. The properties, leased to a regional site rentals company, are strategically located near major D/FW highways and offer significant yard space — a scarce and desirable attribute in the IOS market. Strong market fundamentals in D/FW continue to drive demand for small-footprint industrial sites, especially those with excess stabilized yard space adjacent to key transportation nodes.
