Q2 2025

REFINANCING: JLL Capital Markets has secured $231 million in financing for a 43-property IOS portfolio totaling 293 acres across 13 states on behalf of Jadian Capital’s affiliate, JIOS. The portfolio spans 19 markets and includes major tenants such as United Rentals, Waste Management, Ryder, ABF Freight, and a top national e-commerce company. Congrats to all parties involved on this one!

ACQUISITIONS: CBRE successfully closed a Houston Infill IOS Portfolio, one of the largest IOS transactions in Texas history. The 117-acre, 11-property value-add portfolio is strategically located just east of Downtown Houston and was 92% leased at the time of sale. With an average WALT of 2.96 years, a diversified tenant base, and a 37% mark-to-market upside, the portfolio offers strong prospects for future growth. Congratulations to all involved in this transaction.

ACQUISITIONS: Greenspring Realty closed on two IOS deals: 7810 Professional Pl in Tampa (2.3 acres, 14,400 SF) will be available for lease starting August 1, 2025, while 6491 Powers Ave in Jacksonville (3.82 acres, 18,732 SF) is set to become available in summer 2027.  Congrats to the Greenspring Realty team on the deals!

ACQUISITIONS: URBZ Capital in conjunction with NW1 Partners announced the acquisition of 4 Industrial Outdoor Storage (IOS) assets across 3 separate transactions! With these acquisitions, the partnership is strengthening their footprint across the Netherlands. The assets are located in Rotterdam (Papendrecht), Waalwijk, Breda & Apeldoorn and feature 100,000+ sqm land area. The properties are fully leased to reputable tenant customers. PFRE, Oerlemans Real Estate, Verona Real Estate, DLA Piper, Savills, ERM, and Dils and Houthoff have aided during these acquisitions.

ACQUISITION: Newmark has successfully completed the sale of 22 acres of industrial-zoned land at 7800 Piney Branch Lane in Manassas, VA. The deal was led by Newmark’s Mid-Atlantic Industrial Team, including Cris Abramson, Brian Kruger, Nick Signor, Thomas Hinder, Erik Evans, and Henry Pleszkoch.

ACQUISITION: Green Courte Partners has acquired 1650 Hemlock Street, a 32-acre industrial outdoor storage (IOS) facility located in the East Tampa industrial submarket, adjacent to Port Tampa Bay. Green Courte will redevelop the remaining 16 acres into new, well-located IOS space. Brad Hutton at Franklin Street is leasing the site.

ACQUISITION: Miramar IOS Partners has closed on the acquisition of a 15.6-acre stabilized IOS property in Lithonia, GA. The property is located in an industrial corridor approximately 20 miles east of the Atlanta CBD. The site serves as the headquarters for CS Truck & Trailer (subsidiary of Epika Fleet Services), a national provider of fleet maintenance and repair services. Nick Peacher, Andrew Ashmore and the Stream Realty Partners team guided the process! 

ACQUISITION: Time Equities, Inc recently acquired Mumford Industrial Park, a 9-building industrial flex park consisting of approximately 118,000 SF on 32.4 acres located in Greenville, NC. The site features outdoor storage and power availability.
