Acquisitions and Dispositions
ACQUISITION: Hillstone Advantage Partners, a national industrial outdoor storage investor and developer, expanded its portfolio with the recent acquisition of a 3.64-acre property located at 222 Yellow Place, Rockledge, FL. The site is strategically located ~5 minutes from I-95 and close to the Space Coast (SpaceX, NASA, US Space Force and Blue Origin). The property features an 8,550 SF warehouse, 4,995 SF cross-dock facility, and ample paved outside storage. Hillstone has already secured a lease with a publicly traded company seeking to expand their Florida footprint. Contact Patrick Sullivan for potential acquisition opportunities.
ACQUISITION: Jadian IOS closed a 5.8AC IOS site in Miami, FL. The site is strategically located near Miami International Airport and Port Miami. Congrats to the JIOS team on getting this one done!
LAND ACQUISITION: David and Joey Hungerford announced a prime commercial land sale in Haines City, FL. Situated on the east side of Highway 27 near the busy SR-544 intersection, this property is in a thriving submarket driven by Central Florida's growing demand for industrial outdoor storage.
DISPOSITION: Industry Real Estate Partners is pleased to announce the recent disposition of a well-located industrial outdoor storage site in Ball Ground, Georgia, to an operator who will use the facility for their business. Congrats to Steve Farrar on the sale and to Industry Real Estate Partner's Jeff Henson and Garrison Price to get this to the finish line!
CASH-OUT REFI: CBRE team announced a successful cash-out refi for an IOS property located in Southern California. Reach out to the Bruce Francis and the CBRE team for more details.
DEVELOPMENT: Holt Lunsford Commercial Investments acquired 23 acres at 11010 Jones Road in northwest Houston for a new industrial project. Plans include a 204,800-square-foot warehouse for up to two tenants and a 50,000-square-foot facility, plus trailer parking and outdoor storage. Construction is set to start in Q2 2025.
