Realterm’s 13 Property IOS Portfolio Acquisition
ACQUISITION: Realterm acquired a 13-property IOS truck terminal portfolio totaling 631,604 square feet across 135 acres in seven major U.S. markets. The portfolio, which is 97 percent leased to 11 tenants, consists primarily of IOS truck terminals and IOS maintenance facilities. The acquired properties are located in primary logistics markets such as Northern New Jersey, Dallas, Chicago, the Inland Empire, the Bay Area, Seattle, and Orlando. Congrats to the Realterm and Eastdil Secured teams for getting this one done! Starting 2025 off with a bang!
ACQUISITION: Hooper Corporation acquired 4475 East 74th Avenue, a 33,660 SF industrial building situated on 4.28 acres of I-2 zoned land in Commerce City, Colorado for $6.5M. Congrats to Mark Dwyer and Sam Slaton at Lincoln Property Company Denver for facilitating the sale!
ACQUISITION: Green Courte Partners acquired 3436 Couchville Industrial Boulevard, an IOS facility located along I-840 in Mount Juliet, Tennessee (Nashville MSA), in Wilson County’s fast-growing industrial submarket. The property will be managed by GCP Truck Storage Management, LLC, Green Courte’s wholly owned IOS operating platform. Congrats to Jordan Kerger, Currey Hall and Albert "Pound" Lamb (seller) on getting this one to the finish line!
ACQUISITION: Nick Geaneotes and Derrick Dougherty facilitated the sale of Equipment Share in Baytown, TX. The deal sold for $4.4M at a 6.7% cap. Congrats to Nick and Derrick for getting this done!

LEASED: Estreich & Company arranged the acquisition financing for 2703 Black Lake Place, Philadelphia PA, a 7-AC IOS parking site leased (NNN) to Amazon. The financing was $3.1M. Shout out to Aram Pehlivanian, Oleg Feldsher, and Andrew Flaum!
