ACQUISITION: Zenith acquired two Class A IOS and manufacturing properties in Houston, featuring 151K SF of buildings across approximately five acres with heavy power supply and crane-served capabilities. ACQUISITION: Private investors acquired an eight-acre industrial outdoor storage site in Somerville, NJ for $14.8M, with the fully occupied asset including a 22,000 SF warehouse and approved outdoor storage. The deal highlights continued demand for stabilized IOS properties in dense Northeast markets, particularly those with functional yard configurations and in-place income. BRCRE represented both buyer and seller.

ACQUISITION: Ridgecut Road acquired a 7.81-acre industrial outdoor storage property in South Plainfield, NJ, featuring over 30,000 SF of maintenance facilities and a fully fenced, dual-access yard positioned near I-287. ACQUISITION: Alluvion Partners acquired a low-coverage industrial outdoor storage asset in Brunswick, GA, featuring a 7,340 SF warehouse on 2.33 acres and fully leased to United Rentals.

ACQUISITION: Open Industrial acquired a 13.7-acre industrial outdoor storage property in Apex, NC, fully leased to Builders FirstSource, a leading supplier of building materials. The site includes over 100,000 SF of buildings with excess yard space and dual rail access, offering strong functionality for distribution and outdoor storage. The off-market transaction highlights continued demand for large-scale, tenant-backed IOS assets in high-growth Southeast markets.

LEASED: Ewing Outdoor Supply signed a 16,720 SF lease in Fort Walton Beach, FL, securing a 2.48-acre site with ample outdoor storage and a fully secured yard. The transaction was led by Kevin Calihan and Anton Grigoriou, supporting Ewing’s continued expansion across the Florida panhandle.

LEASED: Sims Crane & Equipment Co. leased a 4.4-acre industrial outdoor storage site in Melbourne, FL, strategically located to support operations across the Space Coast. The property offers functional yard space in one of Florida’s most competitive industrial corridors, aligning with Sims’ ongoing growth.

LEASED: Kolstad Company leased 50,160 SF along with one acre of outdoor storage in Blaine, MN, securing a site that supports both operational efficiency and future growth.
