Acquisitions / Dispositions

ACQUISITION: A ±1.92-acre IOS site at 1310–1360 E. 64th Ave in Denver, CO has sold for $2M. The fenced and gated yard is well-suited for outdoor storage users, offering a functional layout in a tight infill submarket.
ACQUISITION: CenterPoint Properties acquired two newly built, fully leased distribution facilities totaling 192,318 SF in Houston’s South Belt submarket. The 2024-vintage assets feature shallow-bay configurations and include a 1.34-acre outdoor storage yard, offering a rare combination of modern infill product with IOS functionality near the Port of Houston.

ACQUISITION: Green Dock Partners acquired a 16-acre fuel distribution facility at 7615 Old Mt. Holly Rd in Charlotte, NC. The site’s proximity to Charlotte Douglas International Airport and downtown positions it well for a future industrial outdoor storage (IOS) redevelopment.
PLATFORM LAUNCH: Benjamin Miller has launched Negresco Property Group, targeting a $100M+ industrial outdoor storage (IOS) portfolio across Southern California. The firm has already closed its first deal, a $20.4M acquisition of a fully leased 3.15-acre IOS site near LAX, and plans to scale through additional $3M to $50M acquisitions.

DISPOSITION: A Class B IOS complex in Indianapolis, IN has sold, fully leased to Ferguson Enterprises (NYSE: FERG), a BBB+ rated tenant. The asset benefits from long-term tenancy, strong submarket fundamentals, and visibility in one of the Midwest’s tightest infill industrial corridors.
ACQUISITION: Crosswest Capital, in partnership with Copper Beech Real Estate Capital, acquired a 10.3-acre industrial site at 3367 Gun Club Rd in Nazareth, PA. The property includes two maintenance facilities totaling 25,000 SF, offering functional infrastructure for industrial or outdoor storage use.

Leased

LEASED: A 22.4-acre industrial land site at 127 Doremus Avenue in Newark, NJ has been fully leased, marking one of the larger IOS transactions in the port submarket. Strategically located just off Exit 15E of the New Jersey Turnpike, the property offers immediate access to Port Newark/Elizabeth and is ideally suited for logistics, trailer storage, and fleet operations. The lease highlights continued demand for large-scale, well-located outdoor storage sites in core port-driven markets with constrained supply.
