ACQUISITION: Alluvion Partners completed the off-market acquisition of an IOS asset in Sherman, TX, strategically located along the rapidly growing U.S. 75 corridor across from the new H-E-B and just off FM 1417. The 15,000 SF facility sits on 2.36 acres in a high-growth submarket benefiting from significant industrial expansion and manufacturing investment across North Texas. The property is fully leased to Equipment Depot, a national leader in material handling and a subsidiary of Mitsubishi Logisnext Americas.

ACQUISITION: Apex acquired an industrial outdoor storage property at 9856 Steelman Street in Houston, TX. The 2.6-acre site includes approximately 16,200 SF of warehouse space and benefits from strong connectivity near I-610, I-45, and Houston Hobby Airport. The firm continues to target IOS investment opportunities across major and high-growth markets nationwide.
ACQUISITION: Entre Commercial Realty completed the sale of 731 Morse Ave. in Schaumburg, IL, a property featuring a 7,000 SF freestanding building with 18’ clear heights, three drive-in doors, overhead cranes, and a large yard. Sam Deihs and John Joyce marketed the asset for both sale and lease, generating multiple offers through an aggressive process. The property ultimately sold to an owner-user for expansion, marking Entre’s third transaction on Morse Ave in the past seven months.

ACQUISITION: Thematic Capital Group, in partnership with Armada Capital Partners, has acquired a 5,000 SF IOS facility at 494 Carver Rd in Rockledge, FL. The 6.43-acre site offers a functional yard layout and is well-positioned in Brevard County with strong connectivity to I-95 and U.S. 1, supporting continued growth across aerospace, defense, and logistics sectors.

ACQUISITION: Alterra IOS has acquired 2902 E Sligh Avenue in Tampa, FL, a 3.0-acre industrial outdoor storage property with approximately 24,500 SF of building improvements. The site offers strong connectivity to I-275, US-41, and US-92, positioning it well within the Tampa MSA for a range of IOS users. This marks Alterra’s 18th acquisition in the Tampa market, highlighting continued expansion in the region.

LEASED: CBRE and VMD Companies have secured two deals totaling 180,000 SF at The Campus at Canopy Drive in Middleborough, MA, a 700,000 SF master-planned industrial park. REXA will develop a 110,000 SF manufacturing facility on Lot 2, while Indus has committed to a 70,000 SF building on Lot 4, which will include seven acres of industrial outdoor storage. The CBRE leasing team, Rob Byrne, Danielle Frisch, Steve Clancy, Kendall Lynch, and Brendan McKenzie, is leading the campaign.
