ACQUISITION: Alluvion Partners completed the off-market acquisition of a 24,420 SF IOS asset on 1.46 acres in Chattanooga, TN. The property is fully leased to TruckPro, LLC, a national distributor of heavy-duty truck parts and accessories, providing stable tenancy and long-term utility.

FINANCING: Palladius Capital Management provided financing for the redevelopment of a former industrial site into an industrial outdoor storage (IOS) yard with a smaller flex building in South Seattle. The property is strategically positioned within a core logistics corridor, benefiting from proximity to the Port of Seattle, Sea-Tac Airport, and key transportation infrastructure.

ACQUISITION: Bradford Commercial Real Estate Services closed the sale of a 20,298 SF industrial property with 1.36 acres of outdoor storage in Fort Worth, TX. The asset was acquired by 4K Lift Co. LLC, supporting their relocation and continued growth in the market.
