ACQUISITION: Alluvion Partners completed the off-market acquisition of a three-building industrial outdoor storage (IOS) portfolio totaling approximately 14,850 SF on 2.73 acres in Clarksville, TN. The property features functional configurations including drive-through grade-level doors and dedicated concrete outdoor storage areas in one of Tennessee’s fastest-growing cities. The asset is fully leased to a diverse tenant base, including Hoston Gases, ISL – Landscape Services, and HBI (Home Builders Institute).

ACQUISITION: Alterra IOS acquired 7925 Industry Road in Colorado Springs, CO, a 6.1-acre IOS asset with approximately 24,000 SF of building improvements. The property is strategically located near I-25 and Colorado Springs Airport, supporting strong tenant demand and functionality. This marks Alterra’s second acquisition in the Colorado Springs MSA.

ACQUISITION: Open Industrial acquired a 21.4-acre IOS property at 120 & 130 E Victor Hill Road in Duncan, SC, featuring two 12,000 SF clear warehouses with six drive-through bays, office space, and a secure gravel yard. The site offers strong access to I-85 and is well positioned to serve the Upstate South Carolina market. The transaction was brokered by Lee & Associates Greenville / Spartanburg.

LEASED: LCI has entered into a long-term lease for an IOS property in Downey, CA, strategically located just a mile from the I-605 and I-105 freeways. The site offers strong access to the Ports of LA/LB and supports efficient operations across the Greater Los Angeles basin. The transaction was represented by Newmark, with Mark Repstad leading the deal.
