ACQUISITIONS: Valrock, in partnership with Evergen Equity, acquired a 194,255 SF manufacturing facility in Von Ormy, TX, leased to Smurfit Westrock, a long-standing operator serving South and West Texas. The asset represents Valrock’s first direct acquisition and aligns with its strategy of targeting mission-critical manufacturing properties with long-term net lease structures and durable cash flow. The transaction was brokered by CBRE’s Andrew Price and Braeden Bernstein, with Valrock continuing to pursue additional opportunities as it scales its platform.

ACQUISITION: Open Industrial acquired a 5.1-acre industrial outdoor storage property in Manchester, NH, featuring an 11,900 SF office/warehouse with oversized drive-in doors and a functional yard layout. ACQUISITION: Outpost acquired a 12.65-acre industrial outdoor storage site in Newark, NJ, just minutes from Port Newark, marking its second New Jersey acquisition in under six months. The deal underscores continued demand for IOS near major port infrastructure, where limited supply and rising container volumes are driving strong fundamentals.
ACQUISITION: Outrig Storage acquired a 4.8-acre vehicle storage property in Renton, WA for $7.5 million, marking its entry into the Pacific Northwest. The site, East Valley RV, Boat & Car Storage, expands the firm’s footprint beyond its Chicago base.

ACQUISITION: Jadian IOS acquired a 3.75-acre industrial service facility in Norcross, GA, located directly off I-85 and just four miles from I-285. The site features a multi-bay building with nine drive-in and two dock-high loading positions, along with a paved yard and multiple access points. The acquisition continues Jadian’s focus on well-located, functional infill assets in high-demand logistics corridors.
