DISPOSITION: The sale of a ±37,000 SF IOS site at 8080 Miramar Road in San Diego, CA has closed, setting a new high-water mark per land SF in the Miramar Industrial Submarket. Evan McDonald of Colliers represented the seller in the transaction.

DISPOSITION: An owner-user purchased a 5,778 SF warehouse on 0.96 acres of IOS in Lutz, FL for $1,200,000. Robbie Lober of Lober Real Estate generated multiple competitive offers, ultimately selling the property above asking price to support the buyer's expansion.

DISPOSITION: A partnership between Argosy Real Estate Partners and Bay Street Capital sold 1212 N Stemmons Fwy to an institutional private equity firm. The infill IOS property is subject to a long-term NNN lease to a Camping World subsidiary through 2037. The deal marks the second successful sale within the Southeastern Industrial Outdoor Storage (SIOS) Portfolio.

ACQUISITION: Jadian IOS acquired a 4.4-acre industrial service facility at 190 Homestead Avenue in Avenel, NJ. The property features a 29,350-square-foot shop equipped with ten oversized drive-in doors and two loading docks, as well as a fully paved and secured yard with striped parking. Located adjacent to I-95 and less than 15 miles from Newark Liberty International Airport, the site is being made available for lease.

ACQUISITION: Interchange Industrial Properties acquired an 8-acre outdoor storage property with a ±10,500 SF warehouse at 2909 Sammonds Road in Plant City, FL. Built in 2023, the site features a 4-bay warehouse and flexible M-1 zoning along Central Florida's I-4 Corridor, providing access to the Tampa and Lakeland MSAs. Zach Cichocki brought the transaction to the firm and is leading leasing efforts for the site.

ACQUISITION: Alterra IOS acquired a ±2.5-acre industrial outdoor storage property at 2501 Annalisa Drive in Concord, CA. The site features 19,000 SF of building improvements and offers close proximity to I-680 and Highway 4. The transaction marks Alterra's 13th acquisition in Northern California. Chris Burns of JLL assisted with the transaction.

Leased

LEASED: Redmark CNG Services, LLC leased the entire 21,101 SF IOS facility at 5750 Fairfax Street in Commerce City, CO from landlord NB Fairfax, LLC. Matt Nora, Kirk Vanino, and Jack D’Avanzo of Lee & Associates Denver represented the tenant in securing the centrally located property.

LEASED: 24:7 EXPEDITE leased a 15,792-square-foot facility on ±1.73 acres at 14112 Business Ave in Laredo, TX. The property is located in the InterAmerica Distribution Park. JIOS, a Jadian Company, is the landlord. Juan Fraga and Edgar Lee of First Houston represented both parties in the transaction.

LEASED: A ±2.5-acre industrial outdoor storage site featuring an 1,100 SF building at 1714 Dale Mabry Hwy in Lutz, FL, was leased to a new tenant. The highly visible property is situated along Dale Mabry Highway in the North Tampa submarket. Robbie Lober, Alec Seow, and Devin Beeler of Lober Real Estate represented the landlord in the transaction.

LEASED: Alterra IOS leased a 4,875-square-foot service facility on 3.05 acres at 1501 Taylors Lane in Cinnaminson, NJ, to a new tenant. The property features newly stabilized yard space with a fresh stone base, new fencing, gates, and lighting. The improvements were completed by landlord Alterra IOS as part of a repositioning of the former concrete plant. Joe Lange of Jackson Cross Partners represented the tenant, while Adam Deeves of Action Commercial represented the landlord.

Financing/Jobs

FINANCING: Zenith Industrial Outdoor Storage and J.P. Morgan Asset Management secured a $215 million senior secured credit facility with an accordion feature up to $500 million, led by KeyBank and Truist. The facility is backed by an initial borrowing base of 34 IOS properties across 140 usable acres and will fund portfolio expansion for their second programmatic joint venture. Capital sourcing support was provided by Justin Horowitz, Ben Knopf, and Josh Tropper of Cooper Horowitz.

JOB POSTING: Industrial Outdoor Ventures (IOV) is seeking a West Coast Acquisitions Officer based in Denver or Los Angeles/Inland Empire to oversee regional deal sourcing, underwriting, due diligence, and market research.
Supported by a dedicated analyst and regional construction manager, the role involves building key industry relationships and evaluating markets across Denver, Phoenix, Las Vegas, Reno, LA, Inland Empire, Salt Lake City, and Seattle. Primary responsibilities include preparing financial models, generating investment memorandums, conducting due diligence, and assisting with analyst development.
