ACQUISITION: Brennan Investment Group acquired two industrial outdoor storage properties totaling eight acres in Austin, TX. Located within established industrial corridors, both properties offer significant outside storage and access to major highways throughout the Austin metro area. The transaction further expands Brennan's footprint in Texas.

ACQUISITION: A 23.28-acre industrial outdoor storage property in Billings, MT, was sold. The site is fully leased to Insurance Auto Auctions, Inc. (IAA), which has operated at the property for over 16 years. Sharon Monagas of the Doherty Houston Industrial Group at Marcus & Millichap, alongside Montana broker of record Adam Lewis, represented the seller and procured the buyer in the transaction. ACQUISITION: Bricktop Capital acquired a 2.63-acre industrial outdoor storage property at 6501 Hart Street in Fort Worth, TX. The property is improved with approximately 27,000 SF of industrial buildings and offers direct access to Loop 820. The site was fully leased to three tenants at the time of closing. Karson Conrad and Tyler Markwood of Bates Real Estate worked on the transaction.

ACQUISITION: CBRE's IOS Group completed three transactions totaling 10.40 acres and 42,469 square feet across Minnesota and Wisconsin. The transactions include two acquisitions and one executed lease. In Oshkosh, WI, a national equipment rental client acquired a 3.94-acre site at 4325 S. Washburn Avenue featuring a 16,000-square-foot shop/office. In Maple Grove, MN, Jadian IOS acquired 4.12 fully paved acres with 14,435 square feet across three buildings at 9188 Cottonwood Lane North, occupied by tenant Viking Pallet. In Eagan, MN, Jadian IOS leased a 2.34-acre fully paved site with 12,034 square feet at 3321 Mike Collins Drive to tenant Minnehaha Transport. Myles Harnden, Hunter Weir, and Jack Perrill of CBRE represented the parties in the transactions.

ACQUISITION: Marble Capital closed a $9.0 million equity investment in a 20-acre industrial outdoor storage property in Northwest Houston, TX. The site features a 157,000-square-foot crane-served building used for light manufacturing and more than 10 acres of concrete laydown yard. The property is fully occupied by an in-place manufacturing tenant.
