ACQUISITION: Steel Peak Properties acquired its fourth industrial outdoor storage property in the Seattle market. The site features a 23,515-square-foot industrial building equipped with five oversized grade-level doors, seven bridge cranes, approximately 2,500 square feet of office space, and a paved, fenced yard.

ACQUISITION: KS Group acquired a 51-acre industrial development site at 151 Raymond Boulevard in Newark, NJ. The buyer, partnered with Keystone Equities, plans to position the site near Port Newark-Elizabeth as an industrial outdoor storage and logistics facility featuring truck parking, container storage, and high-capacity power infrastructure. Eli Klapper and Shlomo Weissberg of CBRE facilitated the transaction.


FINANCING: Realterm originated a $64.9 million loan secured by a 20-property national industrial outdoor storage portfolio. The portfolio spans 77.1 acres and includes approximately 286,000 square feet of warehouse and industrial space. The properties are 100% occupied by tenants across the industrial services, environmental services, logistics, and construction sectors.

ACQUISITION: Apricus Realty Capital acquired a 53,100-square-foot industrial outdoor storage facility on approximately 4.3 acres at 8799 Crownhill Blvd. in San Antonio, TX. The fully occupied property is located adjacent to San Antonio International Airport with direct access to Interstate 410, U.S. Highway 281, Interstate 35, and Interstate 10. The asset features crane-served warehouse space, maintenance facilities, a concrete storage yard, and multiple drive-in loading positions.

ACQUISITION: Alluvion Partners acquired a low-coverage industrial property featuring a 14,383 SF warehouse on 2.50 stabilized acres in Houston, TX. Prior to closing the off-market transaction, the buyer executed a long-term lease on the property with Nationwide Trailers. The site offers direct access to Beltway 8 and connectivity to the Port of Houston. Walker McCairns sourced and presented the opportunity, and Wes Babb represented the tenant.

ACQUISITION: K2 Real Estate Capital LLC, in partnership with Bear Development Holdings LLC, acquired an industrial outdoor storage property at 4315 SW 34th Street in Orlando, FL. The 2.70-acre site includes a 29,760 SF warehouse and is 100% occupied. Lucas Olin of Beachfront Realty facilitated the transaction.

ACQUISITION: Open Industrial acquired a 2.9-acre industrial outdoor storage property at 1271 New Market Avenue in South Plainfield, NJ. The site features approximately 7,400 square feet of warehouse and office space within the M-3 zone, located roughly five minutes from I-287 with access to Port Newark. William Ericksen, Christopher Todd, and Jordan Avanzato of NAI James E. Hanson have been retained for leasing. Isaac R. Setton of Kassin Sabbagh Realty brokered the transaction.

ACQUISITION: Alterra Property Group acquired a 7-acre industrial outdoor storage property at 3250 South Drennan Industrial Loop N in Colorado Springs, CO, for $5.05 million. The site includes approximately 11,000 SF of building area and was fully leased to Gulfeagle Supply at the time of the sale. Ron Webert of Lee & Associates represented the seller, BW West Properties LLC, in the transaction.

ACQUISITION: A 3.84-acre industrial outdoor storage facility at 2122 Camden Ave in Durham, NC, was sold for $2,000,000. The secured and gated property includes a 5,587-square-foot industrial building, trading at $358 per square foot. Laythe Jadallah, Will Krickovic, and Davis McNulty of Soholux Realty represented the buyer in the transaction.

ACQUISITION: Alterra IOS acquired an 8,409-square-foot industrial outdoor storage property on 2.1 usable acres at 13401 Rickenbacker Parkway in Fort Myers, FL. The fully leased site marks the firm's third acquisition in the Fort Myers MSA and is located near SWFL International Airport and I-75. Chris White and Morgan Specht led the transaction for Alterra IOS. Adam Bornhorst and Derek Bornhorst of CBRE assisted in the transaction.

Leased

LEASED: OVPP leased 3 acres at a newly constructed industrial outdoor storage facility in Justin, TX, with an additional 3 acres remaining available for lease. Located in the Alliance corridor, the site features an 8-inch compacted base installed over prepared subgrade. The initial 3-acre portion was leased shortly following completion.

LEASED: Tampa Truck Driving School leased a 20,130 SF industrial outdoor storage facility on 4.35 acres in East Tampa, FL. The site includes office and warehouse space fronting East Broadway Avenue, North 47th Street, and East 10th Avenue. Jessica Mizrahi, Ed Killmer, and Ben Ewers of Lee & Associates represented landlord Triten Real Estate Partners, and Hector Delgado and Guillermo de Nicolas of Panther Capital Group, LLC represented the tenant in the transaction.
