DISPOSITION: Partners arranged the sale of a four-building, 34,500-square-foot industrial outdoor storage campus on four acres at 11618 Nacogdoches Road in San Antonio, TX. Located in San Antonio's Northeast submarket, the fully secured site features access-controlled gated entry along with 1,800 amps of 480-volt, three-phase power across all four buildings. Stan Nowak, Andrew Alizzi, and Colten Courtney of Partners arranged the sale.

ACQUISITION: Alterra IOS acquired five industrial outdoor storage properties across the Atlanta, GA market. The transactions were highlighted in media coverage citing Atlanta as an important logistics and distribution hub driven by transportation infrastructure, tenant demand, and limited supply.

ACQUISITION: Lober Real Estate facilitated the sale and lease of a 6-acre industrial outdoor storage facility featuring an 11,500-square-foot shop in East Tampa, FL. The site is located in one of the densest industrial submarkets in the Tampa metropolitan area. Robbie Lober and Devin Beeler of Lober Real Estate were involved in the transaction.

ACQUISITION: EML Realty Partners acquired a six-property industrial outdoor storage portfolio in South Florida for $12,380,000. The portfolio encompasses approximately 77,450 square feet of industrial warehouse and industrial outdoor storage facilities situated on more than 10.5 acres.

ACQUISITION: Open Industrial acquired a 6.3-acre industrial outdoor storage property at 1481 Central Street in Stoughton, MA. Located 20 miles south of downtown Boston inside I-495, the site features roughly 77,500 square feet of warehouse and office space across nine buildings. The fully paved and fenced yard includes a CSX rail spur and carries Industrial (I) zoning. Paul J D'Angelo Jr. of Quinn & Associates brokered the deal.

ACQUISITION: A 12.91-acre industrial outdoor storage property at 282, 320 & 234 Recker Highway in Auburndale, FL, was sold for $4,000,000. The site features 7 acres of paved laydown yard and 3 buildings. Prior to the sale, a land use and zoning change was completed to transition the site from non-conforming residential to an industrial zoning code permitting IOS, general, and light industrial uses. Brock Holston of Lee & Associates represented the seller in the transaction.

ACQUISITION: Alterra Property Group acquired a 4.28-acre industrial outdoor storage property at 1901 Benchmark Ave in Fort Myers, FL. The site features a 9,241 SF industrial building with IL zoning and closed as a sale-leaseback with Sims Crane remaining in place. Ruben Larrea and Guillermo De Nicolas of Panther Capital Group handled the transaction.

ACQUISITION: Hyde Park Real Estate acquired a 1.9-acre industrial property at 8904 Taub Rd in Houston, TX. The asset features approximately 8,500 SF of warehouse space with functional outside storage and a secured yard area. The property is currently available for lease through Will Murchison of Junction Commercial Real Estate.

ACQUISITION: Greenspring Realty Partners acquired a 2.50-acre industrial outdoor storage property at 4130 Wausau Rd in Fort Myers, FL, for $2,500,000. The property includes a 6,160 SF industrial building and is located within Eastern Industrial Park.

ACQUISITION: Alterra IOS acquired a 100% occupied industrial outdoor storage property at 146 Leland Street in the Boston market. The 7.9-acre property features a 58,000-square-foot facility. David Coffman, Michael Restivo, Tommy Hovey, and Ali Howard of JLL worked on the transaction.

LEASED: A ±1.6-acre industrial outdoor storage yard was subleased at 6062 Commerce Ct in Garden City, GA. The trailer and container storage property features a ±3,850 SF shop building. Zachary Zakas of Elmwood & Company represented the tenant in the transaction.

LEASED: VCI Construction, LLC leased a 2.19-acre industrial outdoor storage property at 460 Olive Avenue in Vista, CA. The site includes a 1,830-square-foot office building and a 1,940-square-foot warehouse. Patrick Connors, Michael Mossmer, and Ryan Moore of Voit Real Estate Services represented the tenant, while Simon Terry Lloyd represented the owner.
