FINANCING: Jadian IOS secured a $277 million loan from affiliates of Apollo Global Management, Inc. for a 37-property industrial outdoor storage portfolio. The portfolio spans 23 markets.
ACQUISITION: M&W Real Estate completed the sale of a four-property industrial outdoor storage portfolio spanning over 30 acres and 105,000 SF across Texas and Oklahoma. The portfolio includes two assets in Blue Mound, TX—a 19,230-square-foot facility on 3.27 acres at 1201 Cantrell Sansom Rd and a 13,000-square-foot facility on 4.25 acres at 1151 Cantrell Sansom Rd—along with a 49,000-square-foot facility on 14.85 acres at 1200 N Main St in Duncanville, TX, and a 24,480-square-foot facility on 8 acres at 15403 E Skelly Dr in Tulsa, OK. Jake Wilkinson of M&W Real Estate brokered the transaction.
ACQUISITION: Alterra IOS acquired 600 & 610 Aurora Business Park Drive, a fully leased industrial outdoor storage property in Conroe, TX. The property features ±2.5 usable acres and 9,963 SF of building improvements in close proximity to I-45 and Highway 105. The transaction marks Alterra's 38th acquisition in the Houston metropolitan area. Avery Levy and Mitchell Becker of Lee & Associates Commercial Real Estate Services assisted in the transaction.
ACQUISITION: Alterra IOS acquired a ±6,000-square-foot industrial property on 2.43 acres at 4517 Equipment Drive in Charlotte, NC. The site features a ±6,000-square-foot industrial building situated on 2.43 acres of land. The purchase price was not disclosed. Brian Craver of Foundry Commercial represented the seller, and Gregory Gosselin of Colliers represented the buyer in the transaction.

LEASED: Mears Group leased a ±6.52-acre industrial outdoor storage yard at 3125 Abels Lane in Las Vegas, NV. The property, known as the Prologis Drop Lot, features dual secured gate access via Cheyenne Avenue and Abels Lane, full perimeter fencing, yard lighting, and a guard shack. Mears Group, a Quanta Services company, will utilize the site as a field-operations base for infrastructure work across the Southwest. Rob Lujan, Jason Simon, Danny Leanos, and Brayden Stockbauer of JLL represented the tenant in the transaction.
