ACQUISITION: Industrial Outdoor Ventures (IOV) acquired a 2.08-acre industrial outdoor storage facility at 8210 San Gabriel Drive in Laredo, TX. The site features 14,405 SF of maintenance shop space equipped with three drive-through bays and six drive-in bays. Following comprehensive site security, yard, office, and shop improvements, Juan Fraga and Edgar Lee with First Houston represented IOV in the transaction and are currently marketing the fully secured property for lease.
ACQUISITION: Alterra IOS acquired a 9.27-acre industrial outdoor storage facility at 7400 State Road 544 in Winter Haven, FL. The property features a 9,744 SF warehouse and was acquired via a sale-leaseback with a growing Southeast fleet operator. Devin Beeler and Robbie Lober of Lober Real Estate brokered the deal.
ACQUISITION: Alterra IOS acquired 1.9 usable acres at 9575 Redwood Street in Las Vegas, NV, marking its 6th acquisition in the Las Vegas MSA. The property features 18,302 SF of building improvements with close proximity to I-15 and I-215. Chris White and Liz Scott led the acquisition for Alterra IOS, while Rich DeGirolamo and Santiago Acevedo of Compass assisted in the transaction.
ACQUISITION: StarPoint Properties sold a fully leased 7.17-acre industrial outdoor storage facility at 1701 E. 68th Avenue in Denver, CO. Mike Viehmann, Mike Wafer, Jr., Mike Wafer, and Reagan Todd of Newmark represented the seller in the transaction.
ACQUISITION: Argosy Real Estate Partners, in partnership with Bay Street Capital, acquired a 3.3-acre industrial outdoor storage property at 904 Leander Drive in Leander, TX (Austin MSA). The off-market transaction includes an 8,940 SF building and represents the second investment in Argosy’s Sunbelt Industrial Portfolio. The platform plans to execute a value-add leasing campaign targeting regional contractors, infrastructure companies, and industrial occupiers.
ACQUISITION: Westlake Realty acquired a 4.83-acre property at 601 Harbor Blvd & 600 Glide Ave in West Sacramento, CA, for $3,175,000. The site features 1,800 SF of building space and a paved yard, with 601 Harbor Blvd fully leased to XTRA Lease at closing. Sean Merold, Mike Zimmerman, Ryan DeAngelis, and Jimmy Landis of CBRE brokered the transaction.
ACQUISITION: An industrial investment property in Southwest Las Vegas was acquired as part of a 1031 Exchange transaction. A buyer client identified, evaluated, and closed on the asset with Myles Johnson of MDL Group representing.

Leased
LEASED: A ±3.0-acre industrial outdoor storage yard at 4550 E. Los Reales Road in Tucson, AZ, was leased to Pro Box Portable Storage on a long-term agreement. The site offers direct frontage along East Los Reales Road with convenient access to I-10 and Tucson International Airport. Cameron Miller, Mark Cassell, Landon McKernan, and Joe Jones of the LevRose Industrial Team represented the landlord in the transaction.
LEASED: An 11,100 SF space at 15 Industry Park Drive in Tipp City, OH, was leased to a new tenant. Beau Nimer and Tim Schenke facilitated the lease.
LEASED: Building #1 at 130 E. Victor Hill Road in Duncan, SC, was leased to a semi-trailer maintenance company. Andrew Harrill, Payton Drake, and Charles Williams brokered the transaction in the Upstate SC market.
LEASED: A 4.94-acre portion of a new ±30-acre industrial outdoor storage site at 707 CR 105 Spur in Hutto, TX, was leased to a heavy lift and rigging tenant serving Central Texas. The site features highway proximity to Toll 130 and I-35 near Samsung's semiconductor facility, with additional acreage available as-is or built-to-suit. Stan Nowak, Andrew Alizzi, and Ben Seger of Partners represented the landlord in the transaction.
LEASED: TropiWorld signed a long-term lease for a 16,000 SF industrial building featuring a secure outdoor storage yard at 609 S. Washington Avenue in Greenville, SC. The transaction fully backfills the property near Downtown Greenville, with Avison Young acting on behalf of the landlord.
