ACQUISITION: Pacific IOS Ventures has acquired a 15-acre industrial property at 10001 N. Rivergate Boulevard in Portland's Rivergate Industrial District. Representing the firm's first acquisition under its banner, the property joins five existing assets totaling 60 acres near the Ports of Los Angeles and Long Beach. The transaction was supported by JLL Capital Markets and Cooper Horowitz, with Jerry Matson of Colliers serving as the exclusive leasing broker.

ACQUISITION: Patrick Nolan and Jack Lenihan of Matthews Real Estate Investment Services closed the sale of an ±11,970 SF FedEx Freight-leased property on ±5.49 acres in Hermantown (Duluth), MN. The transaction closed on an accelerated timeline with the initial buyer following multiple offers. The deal was facilitated with support from Phil Prounh and the team at KV.

ACQUISITION: NAI Realvest represented Interchange Industrial Properties in the acquisition of a 30-acre IOS site at 2909 Sammonds Road in Plant City, FL. The property features approximately 10 developed acres (including ~8 rentable IOS acres) and a ±5,500 SF office/warehouse building along the I-4 corridor. NAI Realvest, led by buyer representative Zach Cichocki, has been retained as the exclusive leasing brokerage to stabilize the asset.

ACQUISITION: Hyde Park acquired a 12.8-acre industrial property featuring approximately 7,000 SF of warehouse space at 1903 FM 1516 in Converse, TX. The site is fully leased to modular space provider Satellite Shelters. Brokerage was handled by Will Bost of Spur Commercial, with debt financing arranged by Taylor Phillips and Davis Sheffield of Northmarq.

DISPOSITION: Silver Springs Properties purchased a ±18,600 SF two-building industrial warehouse and IOS facility on ±4.4 acres at 23447 Cajalco Rd. in Perris, CA for $4,800,000 ($25.00/land SF). Seller Barbara Cloyd was represented by Shy Assar and Braden Sprenger of Voit Real Estate Services, while the buyer was represented by David Mudge and David Mudge Jr. The transaction was financed via SBA financing.

ACQUISITION: Alterra IOS acquired 3812 Cook Boulevard in Chesapeake, VA, featuring 7.4 usable acres and 58,423 SF of building improvements near I-64 and I-664. The purchase marks the firm's 5th acquisition in the Norfolk MSA. Gavin Weaver led the transaction for Alterra IOS, with assistance from Ben Anderson of Colliers.

Leased

LEASED: A 9,000 SF industrial facility on 1.80 acres at 1021 US Hwy 85 in Brighton, CO, was leased to DEN Towing Specialists. Nicholas Nasharr, Nick Rice, and TJ Smith represented the tenant, while Nic Carter, Daniel Close, and Todd Witty represented the private landlord in the transaction.
