ACQUISITION: Bespoke Holdings Company acquired 2265 Wyanoka Rd. in Colorado Springs, a 3.58-acre industrial site with a 24,480-square-foot building, dock-high loading, and a full acre of dedicated outdoor storage. BHC plans a comprehensive capital improvement program focused on expanding outdoor storage capacity, updating interiors, and enhancing site functionality to attract high-value users.

ACQUISITION: Steel Peak sold its 1.53-acre industrial outdoor storage property at 1360 North Magnolia Avenue in El Cajon, CA for $7.4 million, after acquiring it in April 2023 for $5.4 million and securing a long-term lease with Sunstate Equipment Rentals. The fully leased, low-coverage IOS asset—featuring a 16,634-square-foot building, secured yard, and M-54 zoning—drew strong investor interest amid San Diego’s extreme supply constraints and rising IOS rental rates. ACQUISITION: Dalfen Industrial acquired two strategically located IOS properties at 9773 Harry Hines Blvd and 2959 Irving Blvd in Dallas, expanding its footprint in one of the nation’s strongest logistics markets. The sites total 16.23 acres and include 48,007 square feet of functional building space, with direct access to I-35E and Irving Blvd and zoning within the Industrial/Research (IR) district.

ACQUISITION: JLL has closed the sale of a two-property IOS portfolio totaling roughly 67,000 square feet across 11.5 acres along Colorado’s Front Range. Both single-tenant assets were fully leased at the time of sale and carried an average remaining lease term of 7.5 years, underscoring strong tenant commitment and stability.

ACQUISITION: 115 May Dr. in Harrison, OH sold for $1,590,000 and features a 14,790 SF industrial building on 3.22 acres with 15' clear height and a fully insulated pre-engineered metal structure. The property includes 12,000 SF of warehouse space, 2,790 SF of office, five drive-in doors, one dock, heavy power (480V, 3-phase), and LED lighting. FINANCING: Wintrust has recapitalized a fully leased, three-property industrial outdoor storage portfolio totaling 16.7 acres in San Bernardino, CA, within the Inland Empire market. The stabilized sites are 100% leased and strategically located in one of the country's most supply-constrained and in-demand logistics regions.

ACQUISITION: Weber Rector announced the $2.37 million sale of a 2.198-acre industrial parcel in Manassas, VA. The property is zoned I-1 Heavy Industrial, includes road frontage, and is positioned for a range of industrial or IOS uses. Chuck Rector represented the buyer and Coleman Rector represented the seller in the transaction.

LEASED: A transportation and freight operator, Jaz Logistics LLC, has leased 2,500 square feet at 60 Old Camplain Road in Hillsborough following a full renovation of the industrial property. The 1.02-acre site includes outdoor storage space, which was a key factor in the deal as the company expands its Northeast operations. Deluccia Commercial Group arranged the five-year lease, representing both the landlord and tenant.
