ACQUISITION: 75 County Road 372 in Jarrell, TX has officially closed and is now available for lease. The ±7.9-acre IOS property features ±20,050 SF of office/warehouse space with excellent visibility along I-35 (±90,000 VPD) and a low building-to-land coverage ratio.

ACQUISITION: 1465 Main Street in Millis, MA has recently been acquired by Open Industrial. The ±9.13-acre IOS site includes ±12,000 SF of office and shop space, secure outdoor storage, and strong access to I-495 and the Boston metro. Zoned I-P-2, the property supports a wide range of industrial uses including wholesale supply, commercial parking, and outdoor storage.

ACQUISITION: Zenith acquired an 11-property Industrial Outdoor Storage portfolio in Phoenix, strategically located near Sky Harbor International Airport and key transportation corridors including I-10 and I-17. The portfolio totals approximately 280,000 SF of buildings across 39 acres of secured yard, supporting a wide range of uses such as logistics, contractor services, building materials, and manufacturing. The assets are positioned in Phoenix’s most supply-constrained infill submarkets, offering strong infrastructure and long-term IOS fundamentals.

ACQUISITION: Jadian IOS acquired a 7.4-acre industrial service facility in Atlanta, GA. The property includes ±29,500 SF across three shop buildings with office space and oversized drive-in doors, along with a fully paved and secured yard. Located just minutes from Hartsfield–Jackson Atlanta International Airport, the site offers direct access to I-285 and I-75 and is available for lease.
