ACQUISITION: NAI James E. Hanson negotiated the $4.35 million sale of a 1.2-acre industrial outdoor storage property at 138 Route 22 East in Hillside, NJ. The transaction highlights sustained demand from infrastructure and utility users for well-located IOS sites. Russell Verducci, SIOR and Eric Demmers represented the seller in the deal.

ACQUISITION: CanTex Capital completed the off-market sale-leaseback acquisition of 2101 Crown Road in Dallas, a 32,000 SF industrial outdoor storage facility situated on 4.92 acres in the South Stemmons submarket. The property is located less than one mile from the I-35E/I-635 interchange and offers strong access to major DFW industrial corridors.

ACQUISITION: A 4.1-acre infill property at 152 West Street in South Plainfield, NJ has been acquired by Sitex Group for redevelopment into a modern, low-coverage industrial outdoor storage facility. Located directly off Exit 4 of I-287, the site offers strong access and is positioned to serve fleet and outdoor storage users in a supply-constrained market. The buyer worked with the municipality to expand permitted uses and plans to further invest in the property as part of its IOS strategy.

ACQUISITION: Greenspring Realty Partners acquired 1044 NE Pine Island Road in Cape Coral, FL in an off-market transaction, adding a well-located industrial outdoor storage asset to its portfolio. The 2.25-acre property includes approximately 10,500 SF with six drive-in doors and prominent frontage along Pine Island Road with strong traffic counts. The asset offers functional IOS fundamentals and is now available for lease following a swift, clean closing.

ACQUISITION: 32 Pine Street in Norfolk, MA has sold for $7,400,000 to Stockbridge. The transaction highlights continued strong demand for industrial outdoor storage assets across New England.

ACQUISITION: 9501 Normandy Blvd in Jacksonville, FL has officially closed for $1,600,000. The property features a stabilized outdoor storage yard with multiple small structures and direct frontage along a major corridor, providing strong accessibility and visibility.

LEASE SIGNED: A 6,720 SF industrial outdoor storage (IOS) property in Harrison, Ohio has been successfully leased in the Greater Cincinnati market. The asset features a 5,324 SF total facility (including 4,824 SF of warehouse/office space), approximately 35–40 trailer parking positions, 1 acre of compacted gravel outdoor storage, four dock doors, one drive-in door, and 16–18’ clear height.
