The portfolio spans 18 major U.S. markets and includes approximately 644 acres and 1.6 million square feet of building space, forming part of Stockbridge’s broader 128-property IOS platform.

ACQUISITION: Jeff Hays, Samuel Rutledge and Mark Williams closed the sale of a U.S. LBM industrial investment property in Tucson, AZ, through a Preferred Real Estate Brokers Exclusive Listing. The asset traded $400,000 above the highest institutional offer, driven by coordinated broker collaboration and targeted marketing. The sellers were exclusively represented by PRB, marking their second successful exit and reinforcing continued demand for industrial assets with outdoor storage.

ACQUISITION: 2312 US-92 in Plant City (Tampa Bay) has closed, totaling 6.5 acres of heavy industrial land. The property went under contract in less than two weeks, reflecting strong demand for properly zoned and well-priced industrial outdoor storage sites in Central Florida. The $2.7 million sale highlights continued investor appetite for functional industrial land in high-growth logistics corridors.

ACQUISITION: Knight-Swift Transportation, through its affiliate AAA Cooper Transportation, has acquired a 24-acre former FedEx distribution facility in Phoenix, expanding its footprint in the Southwest logistics market. The trucking giant purchased the site from EQT, signaling continued investment in strategic terminal and freight infrastructure. This acquisition reflects broader industry demand for well-located industrial assets that support regional distribution and transportation operations.

ACQUISITION: Jadian IOS acquired a 3.8-acre industrial service facility at 2117 E River Street in Tacoma, WA, totaling 10,000 SF. The acquisition reflects continued demand from contractors and service-oriented users for well-located IOS assets in growing secondary markets.

ACQUISITION: Hight Knox Properties, LLC closed on the acquisition of 2820 Cargo Street in Fort Myers, FL, comprising three buildings totaling approximately 68,500 SF on 10.7 acres of heavy industrial-zoned land. The property offers a functional layout with significant yard space, supporting a range of outdoor storage and industrial service uses.
