ACQUISITION: Greenspring Realty Partners has completed an off-market acquisition of 1625 Starkey Road in Largo, Florida, acquiring a 2.14-acre industrial outdoor storage site with approximately 9,000 SF of improvements. The property features heavy power, improved yard with storage, and zoning that supports a wide range of industrial service uses including contractors, equipment rental, repair, and warehousing. The site is now available for lease, offering a well-located and highly functional option in the Largo market.

FINANCING: Black Bear Capital Partners closed a $7.5 million loan secured by a 13.5-acre industrial outdoor storage property in Lithia Springs, Georgia. Brandon Harris, Managing Partner & Head of Northeast Region, arranged the financing on behalf of the ownership.

ACQUISITION: Alterra IOS acquired 898 E Crescentville Road in Cincinnati, Ohio, marking its eighth acquisition in the Cincinnati MSA. The industrial outdoor storage property includes approximately 4.1 usable acres and 34,650 SF of building improvements with convenient access to I-75 and I-275. The transaction was led by Parker Pearson and E. Liam Loftus, with Roddy MacEachen, SIOR of SqFt Commercial sourcing the deal.

Recently Leased Properties

LEASE SIGNED: A 10,415 SF industrial property at 1400 Piedmont Highway in Piedmont, South Carolina has been leased. Matt Roos of Lee & Associates represented the landlord in the transaction. The deal reflects continued demand for functional industrial space in the Greenville–Spartanburg market.

LEASE SIGNED: A charter bus operator, Easton Coach Co., has leased 48,000 SF at 2572 Brunswick Pike in Lawrence Township from Velocity Venture Partners. The tenant will use the space for maintenance and repair of its paratransit fleet, while the landlord retains 65,000 SF available with up to eight dock doors. The deal follows Velocity’s redevelopment of the former pharmaceutical site into flexible industrial space with strong power, dock capacity, outdoor storage, and Route 1 visibility, marketed to users seeking 25,000–150,000 SF.
