ACQUISITION: Greenspring Realty Partners announced the off-market acquisition of a highly functional IOS site in Baltimore, Maryland, located at 3520 E Federal Street, directly adjacent to a previously acquired IOS asset. The 18,000 SF facility sits on 1.6 acres and features secure outdoor storage, heavy power, multiple dock and drive-in doors, and excellent access to I-895, I-95, Route 40, and the Port of Baltimore. The deal reflects GRP’s long-term, relationship-driven approach to sourcing infill IOS and industrial service assets in supply-constrained markets.

ACQUISITION: An off-market Industrial Outdoor Storage sale closed in Ladson, South Carolina, featuring a 9,756 SF building on 3.91 acres. The property is fully leased to a publicly traded national landscaping company, underscoring continued demand for well-located IOS assets with strong tenancy in the Charleston market. Congrats to Jon-Michael Brock and Alex Whittemore on this deal!

ACQUISITION: Transport Properties announced the acquisition of an IOS asset at 110 Sylvan Place in South Plainfield, New Jersey, featuring a 30,000 SF warehouse and repair facility on 6.7 improved acres. The property offers strong functionality for transportation and service users, including dock-high doors, an oversized drive-in, full security, and permissive zoning in a supply-constrained infill market. ACQUISITION: Realterm announced the acquisition of 1013 Long Island Ave. in Deer Park, New York, a fully leased Industrial Outdoor Storage facility located on 3.2 acres. The 6,800 SF property features dual drive-in bays, full fencing and lighting, multiple points of ingress and egress, and strong connectivity to I-495, Route 25, and Route 27, providing access across Long Island and into the broader NYC region.

ACQUISITION: A 31,540 SF IOS property located on 6.30 acres at 11049 & 11051 Eastex Fwy in Houston, Texas was acquired. The asset is secured by a 10-year NNN lease with FleetPride and was acquired by Zenith IOS, further strengthening its investment portfolio. Congrats to Wyatt Huff, Hunter Stockard, and Griff Bandy on representing the seller and getting the transaction across the finish line.

ACQUISITION: Jadian IOS announced the acquisition of a 3.9-acre IOS facility in Beltsville, Maryland, located at 10301 Southlawn Drive. The property includes approximately 30,500 SF of building area with heavy power, oversized drive-in doors, and a fully fenced and lit yard, offering strong functionality for service and logistics users with quick access to I-95 and I-495.
