ACQUISITION: Alterra IOS acquired a 2.8-acre industrial outdoor storage property within Aurora Business Park in Conroe, TX. Lee & Associates – Austin facilitated the off-market transaction, with Avery Levy, Mitchell Becker, and Adam Green involved in the closing.
FINANCING: Alterra IOS closed a new $400 million financing facility encompassing 99 IOS properties across 27 states. The equity-pledge structure is designed to reduce the legal and administrative burden associated with property-level financing while providing a scalable, platform-based capital solution. Truist and KeyBank participated in the financing, with Scott Whittle and Kate Mooney leading the transaction for Alterra.

ACQUISITION: Jadian acquired a 28,000 SF industrial property at 1306 West Oakdale Road in Grand Prairie, TX. Robert Nelms sold the property in a transaction brokered by Julian Christel and Steven Bentolila of Bento Property Group. The acquisition adds another Dallas–Fort Worth industrial asset to Jadian’s growing portfolio.

ACQUISITION: A private buyer acquired a 6,833 SF industrial property in Evergreen, CO for $1.85 million. The value-add property features heavy industrial zoning, secured outdoor storage, and access to I-70 and Highway 285, with plans to reposition it for future industrial leasing. Blue West Capital represented the buyer.

ACQUISITION: A local buyer acquired a FedEx Freight-leased industrial property in Plover, WI through a 1031 exchange. The property includes an approximately 12,250 SF building on 5.47 acres and is leased to investment-grade tenant FedEx Freight. Matthews sourced the buyer, with Jack Lenihan and Patrick Nolan involved in the transaction.
