ACQUISITION: SqFt Commercial represented the seller in the direct sale of 1951 State Ave, Cincinnati — a 12,490 SF industrial property on nearly 8 acres. The site, formerly a recycling facility, includes five buildings, 3 acres of pavement, and proximity to I-75 and the CSX intermodal. ACQUISITION: Clark Stokes, Payton Kruidenier, Kyle McGinley just sold a 4.5-acre IOS site at 2621 51st Ave in Phoenix to Miramar Capital. The property features a concrete and gravel yard, a 3,600 SF office, and access to I-10 and Loop 202. It’s currently available for lease or user purchase. ACQUISITION: Jason McCormick just closed an 8,300 SF IOS deal on 2 acres in Tampa Bay, sourcing it off-market and leasing it during due diligence at a record price-per-acre for Pasco County. ACQUISITION: Steel Peak sold a 12,000 SF IOS property on 2.5 acres in El Cajon, CA to C&M Manufacturing for $9.5M. Originally acquired for $6.3M in early 2024, the firm redeveloped the site by upgrading the buildings and improving yard functionality. C&M will use the property for oil and gas-related manufacturing and distribution.

ACQUISITION: NAI Alliance's industrial team just closed the sale of an IOS lot in the Tahoe Reno Industrial Center, located at 130 E Sydney Dr, Sparks, NV. Travis Hansen of DCG brought the buyer to the deal. Shoutout to Brian Armon, Anthony Machabee, Derek Carroll, and Mason La Fond for getting it done.

Recently Leased Properties

LEASED: Elmwood & Co. has leased 175 Container Road in Savannah, GA — a 7.5-acre IOS site — to Caucasus Auto Import. The deal marks one of the largest IOS leases in Savannah since 2023 and is Peakstone Realty Trust’s first IOS lease in the Savannah market. Zachary Zakas of Elmwood & Co. represented the tenant in the transaction.
