ACQUISITION: Bulls Bay Truck Parking on Old Kings Road sold for $1.7 million as an income-producing truck parking property. Steve LaFortune Jr. and Mark Williams of Preferred Real Estate Brokers served as the sole brokers in the transaction. The buyer was a private Jacksonville investor.

ACQUISITION: Alterra IOS acquired two industrial outdoor storage properties at 1910 W. Pecan Street in Pflugerville, TX, and 17600 Interstate 35 in Buda, TX. The portfolio totals 3.4 usable acres with 17,259 SF of building improvements and is located near I-35, TX-130, and TX-45. The acquisitions mark Alterra’s seventh and eighth investments in the Austin MSA, with Gavin Weaver, Liz Scott, and Bo Ricks leading the transaction and Taylor Dorris of Concord Properties assisting.

ACQUISITION: Commerce Park Investors partnered with Peter Feldman and Sal Frassetto of Saddleback Real Estate Developers to acquire an industrial property at 801 Route 1 & 9 in Linden, NJ. The 11,396 SF building sits on 3.7 acres and features four grade-level doors, a large outdoor storage yard with trailer parking, and immediate access to Route 1 & 9, the New Jersey Turnpike, and the Garden State Parkway. The Blau & Berg Company assisted with the transaction, with the property strategically located near Newark Airport and Port Newark/Elizabeth.

ACQUISITION: Arc Capital Partners exited its investment in Chapman 71, a 126,000 SF industrial and outdoor storage property in Austin, TX. The realization was completed through a recapitalization with structured equity and reflects Arc’s strategy of partnering with experienced local operators in the middle market.

LEASED: A 3.6-acre industrial outdoor storage property in Lakeland, FL was leased to Truck & Trailer Services Corp. for five years with 3% annual rent increases. Steve LaFortune Jr. and Mark Williams of Preferred Real Estate Brokers served as the sole brokers in the transaction.
