ACQUISITION: Newmark Phoenix Realty Group announced the sale of a two-building industrial outdoor storage portfolio in Jacksonville, FL to Miramar Capital for $5.05 million. The portfolio includes 4.90 acres of IOS space with approximately 11,920 SF of warehouse/office space at 7800 Philips Highway and 7376 St. Augustine Road.

ACQUISITION: TruCore Industrial acquired a six-building Class B industrial portfolio in Casper, WY totaling approximately 94,030 SF across 19 acres. Located within the Colmar Circle Industrial Park, the portfolio includes a mix of leased and vacant assets, creating both in-place cash flow and near-term lease-up/value-add opportunities.

ACQUISITION: JLL closed the sale of Central Florida IOS Hub, a 33.8-acre industrial outdoor storage site in Groveland, FL. The property offers immediate scale, by-right zoning, and strategic access to Florida’s major logistics corridors, positioning it well amid continued demand for IOS assets. JLL’s Luis Castillo, Cody Davis, Taylor Osborne and David Art represented the seller in the disposition.

ACQUISITION: Alterra IOS acquired 16809 Radholme Court in Round Rock, TX, an Austin MSA industrial outdoor storage asset with 1.7 usable acres and 18,155 SF of building improvements. The fully leased property offers close proximity to I-35, TX-130 and TX-45, adding another Central Texas asset to Alterra’s IOS portfolio.

ACQUISITION: K2 Real Estate Capital, in partnership with Bear Development Holdings, acquired 5470 Division Drive in Fort Myers, FL, a 7,900 SF warehouse on 1.05 acres within Billy Creek Commerce Center. The property is fully leased to McKesson Medical-Surgical Inc., providing in-place income in one of Fort Myers’ established light industrial submarkets.
ACQUISITION: Joseph Kavanagh Co. sold its longtime corporate headquarters and manufacturing facility at 8100 Lynhurst Road in Dundalk, MD to Titan Steel Corporation for $2.3 million. The 2.27-acre site includes a nearly 19,000 SF office/industrial/warehouse building, fenced outdoor storage yard, two drive-in loading docks, 14’–16.5’ ceilings, and access near I-95, I-696, the Dundalk Marine Terminal and BWI Airport.
