ACQUISITION: Jadian IOS acquired a 4.5-acre industrial service facility at 5801–5807 Orr Road in Charlotte, NC. The site is located directly off I-85 with easy access to I-77 and I-485, offering strong connectivity across the Charlotte market. The property includes shop features for drive-in loading, secured yard functionality, and oversized drive-in positions suitable for industrial service and outdoor storage users.

ACQUISITION: Cawley CRE represented the seller in the sale of a two-building industrial complex at 4152 & 4202 Warren Avenue in Hillside, IL. The property totals 6,534 SF on approximately 0.5 acres and features 2,240 SF of office space, gated outdoor storage, and immediate access to I-290. Mark Wilson, Daniel Cawley, and Jordan Kwiecinski handled the seller representation.

ACQUISITION: Apricus Realty Capital acquired an 18.56-acre industrial outdoor storage property at 11403 N. Houston Rosslyn Road in Northwest Houston. The property includes approximately 53,000 SF of warehouse and service facilities on a large-scale pipe storage and distribution yard, with access to Beltway 8, U.S. 290, and I-45. The site is 100% leased to American Piping Products and was acquired in partnership with ABR Capital Partners, with JLL arranging debt financing for Apricus.

ACQUISITION: Virtue Real Estate Partners closed the off-market sale of 24 Decker Court in Wylie, TX, with the buyer represented by Luke Hoyl, Alex Hodl, TJ Giselbach, and Blake Ransom. The property includes a 10,255 SF service facility on 1.15 acres. Located with access to Highway 78 and the broader Dallas-Fort Worth market, the site adds another IOS-style transaction in North Texas.

ACQUISITION: The sale of 3420 Kettner Boulevard in San Diego, CA closed for $10.1 million in a 15-year sale-leaseback transaction. The 6.8% yield on cost property sits in an infill San Diego location with industrial zoning, frontage on I-5, and proximity to San Diego International Airport and the Consolidated Rental Car Facility. The asset includes long-term in-place income with 3% annual rent escalations, plus ancillary revenue from billboard and cell tower leases.

ACQUISITION: Greenspring Realty Partners acquired 6501 Orient Road in Tampa, FL in an off-market transaction completed directly with the property owner. The 1.2-acre fenced and lit site includes a 3,792 SF industrial building, CG zoning, and a functional layout for contractor, service-industrial, and outdoor storage users. The property is leased to Down to Earth Landscaping and adds another Southeast IOS/service-industrial asset to GRP’s portfolio.

The property features multiple drive-in doors and strong access to I-75, I-275, and SR-129, making it well-suited for contractors, fleet operations, equipment storage, and building materials users. The lease highlights continued demand for functional IOS sites in the Greater Cincinnati market, where limited supply and zoning constraints continue to support the asset class.
