ACQUISITION: Jadian IOS acquired a 2.4-acre industrial service facility at 592 Thorpe Road in Orlando, FL, and is marketing the property for lease. The site includes 8,400 SF of building space with three 12’ x 14’ drive-in doors, 18’ clear height, three-phase power, gated entry, perimeter fencing, and site lighting. Located less than one mile from Orlando International Airport, the property offers a functional IOS/service facility setup in a key logistics and transportation corridor.

ACQUISITION: Core Industrial Realty represented the buyer in the acquisition of 441 N. 3rd Avenue in Des Plaines, IL. The 24,970 SF industrial facility sits on 1.97 acres and features 800 amps of heavy power, two interior docks, one drive-in door, fenced outside storage, and trailer parking. The acquisition offers a functional infill industrial asset with strong utility infrastructure and strategic access near O’Hare Airport.

ACQUISITION: TruCore Industrial acquired a 6.96-acre IOS asset at 2725 Fitzgerald Avenue in Dixon, CA, within the Sacramento market. In connection with a new long-term lease extension, TruCore plans to develop the remaining 2.86 acres into a paved IOS yard to support the tenant’s continued growth and improve site functionality. The off-market acquisition expands TruCore’s Western U.S. footprint and reflects continued demand for IOS assets with embedded expansion potential.

ACQUISITION: A metro Phoenix IOS asset at 218 S. 15th Street / 1438 E. Jackson Street recently closed in an off-market transaction for $1.4 million. The property includes a ±13,084 SF industrial building with a secured IOS yard on approximately 0.86 acres. Located south of Downtown Phoenix near Sky Harbor, I-10, and I-17, the asset offers a hard-to-find infill IOS opportunity in one of the market’s most competitive submarkets.

ACQUISITION: Realterm acquired a 40-acre IOS facility at 14610 Mines Road in Laredo, TX, the leading U.S. gateway for cross-border trade with Mexico. The fully secured site includes 25.3 concrete-paved acres, is currently leased to Holt Laredo Express, and offers direct access to the World Trade Bridge, US-59, and I-35. The acquisition gives Realterm a functional, large-scale border logistics asset with existing infrastructure and future development capacity in a critical freight corridor.

LEASED: Criterion Group LLC announced a new lease with Penhall Company and Penhall Technologies at 35 Chandler Street in Richmond Hill, GA. The offers an industrial outdoor storage yard with supporting building improvements and direct access to nearby roadway infrastructure. The lease highlights continued demand from construction, infrastructure, and specialty service users for functional IOS sites in the Southeast.
